Closing Cost Calculator

Buying a home? Expect to find mortgage fees and closing costs. You’re going to pay. A lot. But how? What’s the best way? Pay them all now. or a little bit at a time? Are you really always better off paying them out of pocket today? What are my options, and how will they work out for me?

For FHA or VA borrowers, upfront costs like the first year’s mortgage insurance premium or funding fee can be included in the loan amount. In all cases, though, the question remains: “Is it better to pay closing costs and fees out of pocket, finance them into the loan amount, or trade them for a higher interest rate?” There’s no one simple answer, since each choice has its own benefits and total costs over time. One may be more or less expensive depending upon how long you’ll hold onto the mortgage. And yes, even a “no-cost” mortgage choice will have costs!

You can’t escape running into the puzzle of proper “asset allocation.” You’ll need to decide how best to use your limited funds to cover a down payment and the fees and costs associated with getting your new mortgage. Even if all three methods aren’t available to you, you’ll usually need to compare at least two options.

HSH.com’s FeePay BestWay calculator will allow you to run the numbers for a t raditional method of paying those costs out-of-pocket against h igher loan balance or even no-cost choices to help you see how the costs of each will work for you over time. Fill in the information once and compare the costs or savings the other choices might bring.

The Traditional Method calculator assumes you pay the closing costs out of pocket today. We assume that typical fees will be approximately 2 points (2 percent of the loan amount) but if they are more or less you can change it; just type the expected total dollar amount into the yellow box.

In a Traditional method, you pay the fees once, and then they are gone.

The Higher Loan Balance calculation uses the Estimated Costs you plugged into the Traditional calculator, and adds them into the outstanding loan balance. If you are an FHA borrower, you should add in your up-front mortgage insurance premium (MIP) in the space provided in this calculator. If you are a veteran borrowing a VA-backed loan and will be financing all or part of the VA funding fee, make sure you add that cost here to get the most accurate results.. A larger loan balance will raise your Loan-to-Value (LTV) ratio, and may affect the cost of or require you to obtain mortgage insurance, so you’ll need to consider this cost if it applies to your situation.

Since you are financing the costs, you’ll not only pay them but also interest on them. However, you are only paying them a little at a time, and depending upon how long you remain in the mortgage, they may cost you more or less than if you paid them right up front, as you would have using the traditional method.

A “No-Cost” offer might be your best bet if you don’t have cash to spend or available equity to commit toward your costs. Your loan will have a slightly higher than market interest rate, so your income will need to be sufficient to be able to handle the higher rate. If it isn’t, this higher rate can lower the amount of the mortgage you can qualify for, and that might disturb your purchasing plans.We assume that the interest rate available for a “no-cost” mortgage will be a half-percentage point higher than if you had paid the fees. If a lender offers you something different, you can change the information in the yellow box, then re-calculate the results.

In effect, since the whole amount of your loan will be exposed to this “higher-than-market” interest rate, this choice may cost you more over the long haul. If you’re not planning on being in the mortgage for the entire term, this choice may work better for you, so run the numbers to see.

Below the initial calculations, we’ve provided some examples of your costs over time, including the interest cost and the remaining loan balance after a given period of time. This way, you can see what those costs will be at varying intervals. You might find, for example, that relative to your time frame, incorporating the fees into the interest rate might mean they cost you less in interest over a given period than the amount you might have paid out-of-pocket up front.

Before you add in your actual numbers, we suggest that you use the following example in order to make it easier to follow the discussion of savings comparisons below. Use a $100,000 loan amount, a 4% interest rate and a 30-year term, press calculate, then read the example results below the calculator.

The Blue , Green and Orange displays above will allow you to see if paying or financing the costs of your loan works out for you over given time horizons. When you pay the fees up front, your interest charges will of course be lower over time compared with the other choices. but over how much time?

Note: you might not have all three choices available to you.

Let’s say that after a year Traditional method has seen you spend a total of $3968 in interest cost. Over the same time, the Higher Loan Balance (HLB) interest cost is $4047, while the “No Cost” option has seen you pay $4467.

If you should suddenly sell your home after a year, your actual cost for the Traditional finance method would include the $3968 in interest, plus an additional $2000 in closing costs for a total of $5968, while the other choices would have cost $4047 and $4467 respectively, so you would have been better off with one of them.

Factoring in the differences in remaining loan balances does change the equation, though. At the end of the 12-month period you still owe $1965 more on the HLB than the traditional refinance, bringing the total of your HLB refinance to $6012, just slightly more than the paid-up-front choice.

However, building those costs into the interest rate means your “no-cost” choice has seen you spend $4467 in interest, plus the $148 differential in remaining balance

– so the total cost after 12 months is only $4615, a clear winner. but only over this very short time horizon.

These relationships change over time, however. After 10 years, you’ve spent a lot more in interest charges in the “no-cost” method than you would have if you chose to pay costs or build them into the loan amount.

All this said, in order to determine what your best choice will be over time, you’ll need to compare both interest costs and remaining balances among the various methods.

Sometimes you require additional cash now, for a real need. Perhaps you need to pay college tuition, or perhaps it’s time to make improvements that will increase the value of your home prior to sale. Maybe you just want to take advantage of lower interest rates so you can keep more of your hard-earned money in your own pocket.

It may be time to consider the many options available for refinancing your VA Home Loan.

Option 1: VA Loans for Home Equity Refinancing

Whether you need money to consolidate high interest credit card debt, pay for college tuition, buy a new car, or make home improvements to your home, your VA home loan benefits may be able to help.

A VA refinance transaction involves repayment of your current real estate debt from the proceeds of your new VA mortgage that has the same borrower(s) using the same property. This is called a “Cash-Out” Refinance.

Cash-Out Refinances are used for homes that are used as a principal residence by its owner. That owner can refinance in some cases up to 100 percent of the home s appraised value plus allowable costs and fees. Homeowners who have sufficient equity in their homes may be able to take out cash beyond what they owe on their mortgage.

This VA refinance option is available to veterans who currently have a VA loan as well as to those who have other types of home financing. The Cash-Out option is how a veteran with a non-VA-loan can obtain a VA-backed mortgage. Credit and underwriting standards can vary by lender, and they re typically more like a VA purchase loan when pursuing a Cash-Out refinance.

Option 2: VA Streamline Refinance

The VA has created a program called the Streamline Refinance to provide a way for current VA homeowners to lower their interest rate with little or no out-of-pocket costs. These loans can also be made faster and with less documentation than a typical loan.

An Interest Rate Reduction Refinance Loan (IRRRL) or Streamline Refinance allows you to refinance your current mortgage interest rate to a lower rate than you are currently paying (or to refinance from an adjustable-rate mortgage into a fixed-rate one). This is only available to veterans who are refinancing a VA mortgage.

“No Cost” Streamlines let you refinance your mortgage with no out-of-pocket expenses. One option is to let the lender pay the costs in exchange for a higher interest rate. Another option that lets you obtain market rates is to roll the closing costs into the new loan.

Unlike a Cash-Out refinance, veterans don t need to intend to occupy the home to obtain a Streamline refinance. Prior occupancy is all that s required for a Streamline. Some lenders may not require a credit score or appraisal in certain situations for veterans considering a VA Streamline. It s best to check with lenders about their policies and requirements.

Teaching religious education at home is really a wonderful option for many parents. Of course there are many parents who homeschool for every subject, but there are also parents who have their children in a public school or private school and select to do just their religion classes at home. There are a wide variety of reasons to do this. There might be scheduling conflicts with the parish’s CCD or PSR program, there might be concerns about how well the materials chosen by a parish teach the faith, or parents might simply think that teaching religion at home will not only help their children learn the Faith better, but will strengthen their relationship with their child, who, if they go to a regular school, might not be at home all that often.

Whether Parents are allowed to do their religious instruction outside of the parish CCD or PSR program.

One of the first questions parents have is whether or not homeschooling for CCD or PSR is actually allowed by the Church. The answer is yes! The Second Vatican Council put together a document on Christian education, Gravissimum Educationis, in which it was explained that parents, society, and the Church all have a duty regarding the education of children, but that the primary and principal duty belongs to parents.

Since parents have given children their life, they are bound by the most serious obligation to educate their offspring and therefore must be recognized as the primary and principal educators. This role in education is so important that only with difficulty can it be supplied where it is lacking. Parents are the ones who must create a family atmosphere animated by love and respect for God and man, in which the well-rounded personal and social education of children is fostered. Hence the family is the first school of the social virtues that every society needs. It is particularly in the Christian family, enriched by the grace and office of the sacrament of matrimony, that children should be taught from their early years to have a knowledge of God according to the faith received in Baptism, to worship Him, and to love their neighbor.

In asking whether homeschooling for CCD is acceptable, we are acknowledging that there are two different spheres of authority that appear to over lap. These two positions were admirably summarized in the text Responsibilities and Rights of Parents in Religious Education published by the Catholic Home School Network of America. On the one hand, Parents have the freedom to undertake systematic catechesis of their own children in preparation for the sacraments. For this reason, parents may use other means to catechize their children in the place of parish-sponsored programs, subject only to the doctrinal authority of the Church and to the virtue of prudence. On the other hand, Pastors have principal practical authority over the administration of the sacraments. For this reason, pastors are to judge the eligibility and proper disposition of candidates for the first reception of the sacraments and they are to set the time, place, and manner of the reception of a sacrament, subject only to the doctrine and discipline of the Church regarding sacraments and to the virtue of prudence. These two spheres of authority should not be in conflict, but should harmoniously work together for the formation of good and Faith-filled children.

Every parish has different guidelines surrounding the reception of the sacraments of First Holy Communion and Confirmation. Unfortunately, a few parishes seem to make it difficult for parents to do their religious instruction at home, while others make it very easy. The virtue of prudence would seem to suggest that parents should acquiesce to any reasonable requirements a parish might demand. However, it would also seem that if a parish were to deny a parent’s right to conduct religious instruction at home and demand attendance at the parish’s CCD program, that such a demand would be unreasonable. The Code of Canon Law would seem to suggest that parents have the duty to choose the best means for instruction when it says Parents and those who take their place are bound by the obligation and possess the right of educating their offspring. Catholic parents also have the duty and right of choosing those means and institutions through which they can provide more suitably for the Catholic education of their children, according to local circumstances. (Can. 793 §1.)

Religion for Young Catholics

This series, which begins with a Kindergarten Catechism and goes through an 8th grade Church History text, is one of the most solidly Catholic programs available. With beautiful color pictures on most pages, these workbook style texts published by Seton Press are remarkably in-depth. Going far beyond the fluff content of many religion texts, the for Young Catholics series looks at foundational teachings of Catholic doctrine such as the nature and character of each of the seven sacraments, the Incarnation and Redemption, the sacrifice of the Mass, how to make a good confession, the Trinity and the angels, and of course the commandments. Parents are likely to learn almost as much as their children when going through this series. Each book has an imprimatur and they are sold at bargain prices.

Faith and Life

A very popular series published by Ignatius Press, the Faith and Life series is solidly Catholic and gives in-depth instruction. This series is designed to incorporate many quotations from Sacred Scripture and the Catechism of the Catholic Church. Each grade level is very thematic and the overall series is described as a spiral development of catechesis .

Didache Series

This well-designed and beautifully laid-out series from the Midwest Theological Forum. (Yes, this is a Catholic organization despite a somewhat Protestant sounding name. It is possible the MTF also has some connection with movement/religious order Opus Dei.) The volume on Scripture was written by the noted Scripture lecturer Dr. Scott Hahn. While perhaps a little more expensive than some of the other options, this series has a lot of good qualities which might make it worth the price.

Understanding Licensing, Affiliations, and Agencies

Licensing

The most asked question in regard to entering the travel industry is, Do I need a license to be a travel agent?

Currently, Hawaii, California, Nevada, Ohio, Florida and Oregon have requirements for travel agents to register, post bonds, or contribute to a state restitution fund.

Most other states have no special licensing required in order to sell travel products. Check with your local state business offices to check for specific requirements.

Just like opening any other business, you will probably have to register a business name with your city or county. Again, simply check with your local taxing authority to determine what documents you will need to do business in your city.

Affiliations

Most travel vendors and suppliers (aka – cruise lines, tour operators, all-inclusive resorts, etc.),will require that you have certain affiliations or credentials before they will allow you to sell their products.

The main credentialing agencies are ARC, CLIA, and IATA. Each of these organizations require proof of sales volume or industry experience in order to issue their credentials.

Newcomers to the industry may not be able to obtain these affiliations and credentials until they have been in the business for 1-2 years.

So, if you are not able to get these credentials until you have been in the business, but can’t do business until you have the credentials, how do you actually get into the travel industry?

There are basically two paths into the travel industry.

Agencies

The first way to enter the travel industry is by working for an existing agency. This will give you time to learn and sell travel, but will also limit your ability to

earn top commissions and experience the freedom of working your own hours and owning your own business.

The second, and most common way for individuals to establish their own travel business and gain access to all of the related benefits of ARC, CLIA, and IATA affiliations

is to function as an Independent Contractor with a good Host Agency.

What is a Host Agency?

The Host Agency provides you, the Independent Contractor, an easier entry into the travel business by sharing the benefits of

the host s travel industry conference appointments, ARC-CLIA-IATA, which require bonding, years of industry work experience, testing and continuing education.

The host agency also provides access to continuing training programs; office technical support, backup, industry travel vendor contacts etc. to enable you to spend

productive time in developing sales and earning the majority of commission (70%) for your efforts. The host also provides invoicing, ticketing, booking knowledge, and

support every step of the way to help you succeed in your new business endeavor.

When I became a full-time stay at home mom, I left my planning pages behind. What a mistake! 11 Parts of an ADT Monitored Home Security System #home #security

There are two types of security systems installed. Most home security systems installed today are wireless security systems and a much smaller percent of installations are hard wired systems typically installed in homes that have been pre-wired for a security system. Most hard wired security systems are “hybrid” which means they can communicate with wireless security devices as well.

A “wireless security system” is one that communicates to wireless security devices. A “cellular security system ” is one that sends emergency alarm signals and communicates to the ADT Central Station via a GSM Cellular unit that is part of the security system. A “wireless security system” can not have hard wired security devices connected to it, but a “hard wired security system” can operate both hard wired and wireless security devices. Both “wireless security systems” and “hard wired security systems” can be used for standard land line phone communication or cellular communication.

For homeowners who have existing security systems, it is important to note that existing wireless security equipment will only be able to communicate to control panels of the same manufacture type. Most security systems are manufactured by DSC, Honeywell/Ademco and GE. Many security systems are branded by monitoring companies like ADT but 90% of these branded systems were manufactured by Honeywell/Ademco, GE and DSC. If you have an existing security system and need help figuring out your options, schedule a free home security review. Let’s take a look at the basic parts that make up most home security systems today.

Parts of an ADT Monitored Security System and the Product Benefits


1. Central Processing Unit (CPU)

“Brains’ of the system.

Police, medical and fire emergency panics, alarm commands and display to show status of the alarm.

Siren will deter burglar, notify homeowner of an intrusion and has a additional sound for a fire emergency.

4. Battery Backup

Backup power for the security system in case of a power outage. Battery backup last for about 48 hours and then recharges once power is back on.

Allows the Security System to communicate to the ADT Central Station on a cellular network. This provides phone-line cut protection and customers do not need home phone service to have a monitored alarm system. With cellular primary the customer never needs to worry about making changes to their phone service either. Cellular communication is also faster than dial-up.

6. Two-Way Voice Module, Speaker and Microphone

Module: Central Processing Unit (CPU) for the two-way voice communication.

Allows ADT Central Station Operator to audio verify an alarm event, voice challenge an intruder and gives the homeowner the ability to communicate with central station handsfree in the event of a police, medical or fire emergency.

7. Security System Phone Jack

Used for standard digital alarm monitoring and seizes the phone line in the event of an emergency allowing the security system to take priority over any other phone calls.

Supplies power to the security system

Perimeter protection sensing when a door or window is opened or closed. Siren will sound when a door or window is opened when the security system is armed. Door and window sensors also allow for the chime mode to work creating a “chime” when doors and windows are opened or closed, this works when the system is disarmed.

Back-up interior protection that senses movement and is most often used as a “trap zone”, detecting intruders heading to the master bedroom where homeowners keep most of their valuables. Typically installed in the hallway for a one story home and in the stairway for a 2 story home. The motion sensor is armed in AWAY MODE only. Most Motion Sensors installed in homes are pet-immune and allow cats and small dogs to roam freely throughout the home without setting off the alarm.

Makes it very simple to arm and disarm the security system without the need of using the keypad and punching multiple buttons. The Key-chain Remote also has a police panic button allowing the homeowners to get police emergency help from 75-100ft of the main unit.

Additional Home Security Equipment Products

This is gives the homeowner monitored protection in the event of a house fire. ADT Central Station Operator will call the local fire department when the Monitored Smoke/Heat Detector senses smoke or fire. With this added feature most insurance companies will give an additional discount on homeowner’s insurance.

This is a perimeter protection device that detects when a burglar breaks glass. It detects broken glass within direct line sight of the Glass Break Sensor from 20-25ft. The Glass Break Sensor is armed in STAY and AWAY MODE.

3 Wireless Tilt Sensor

Place this device on a TV, piece of art, etc. when the device is moved alarm will sound.

Detects carbon monoxide poisoning, alerts homeowner and the security system will notify ADT Central Station of the dangerous level of poison in the home.

A home is an important asset especially if you have a family. This is where you raise your children, eat, sleep and entertain family and friends. Owning a home is better than renting since you are building up equity. Is a home loan right for you then?

Under the home owner grant, a person with a disability is someone who has a severe mental or physical impairment that, in the opinion of a health professional. is likely to continue for at least 2 years. The province, municipalities, improvement districts and agencies that are legally authorized to levy property taxes. Taxing authorities include:

    Pivotal Case in Contract Arbitration Clauses: Barrow v. Dartmouth House Nursing Home, Inc. Barrow v. Dartmouth House Nursing Home, Inc.

    In a pivotal case involving arbitration clauses, the son of a woman killed in a South Dartmouth nursing home and Attorney David Hoey were able to convince the Appeals Court that the arbitration clause in his mother’s contract with the nursing home was invalid. Due to the arbitration clause in his mother’s contract, the son of Elizabeth Barrow was originally barred from suing the nursing home for wrongful death. The decision now allows the son’s wrongful death suit to continue forward.

    Johnson v. Kindred Healthcare, Inc.

    In another case involving contract arbitration clauses, the Supreme Judicial Court of Massachusetts vacated and remanded the original verdict of a lower court that forced the family of Dalton Johnson into arbitration with Kindred Healthcare over a wrongful death action. This decision opens the way for the Johnson family to proceed with their wrongful death lawsuit against the owners of the nursing home.

    Over $12 Million in Punitive Damages: Estate of Genevieve Calandro v. Radius Healthcare

    The Superior Court of Middlesex County awarded the Calandro family $1.9 million in a nursing abuse and wrongful death case. The court also awarded punitive damages of $12.5 million, making a strong statement about the death of Genevieve Calandro, who died while under the care of Radius HealthCare due to a variety of ailments caused by neglect.

    In addition to your DD214 or Statement of Service and your Certificate of Eligibility. your lender will require several personal documents in order to process and underwrite your VAMortgage. Typically these include the following personal documents for all borrowers:

    • W-2 Statements for the past two years from all employers
    • Most recent pay stubs or LES covering one full month
    • Most recent bank and asset statements covering two full months
    • Copy of your drivers license or military ID and social security card

    Other required items, if applicable to your personal situation, will include the following:

    • 1099 s for retirement income and a recent retirement statement
    • Social Security Awards Letter or current statement

    How to get your homeowners insurance claim paid

    W hen a storm slams through your front door or another catastrophe strikes, the whim of fate can determine the severity of damages you suffer. But when it comes to how easily you can pick up the pieces, your destiny may have been decided a decade or more ago—when you chose your home insurer.

    Greg Rasp of Bellbrook, Ohio, survived a close call with a tornado and hail in May 2011, then got too little attention from State Farm. It took the nation’s largest home insurer two weeks to send an adjuster, and they were slow to pay Rasp’s $75,000 claim, leaving him out of pocket for thousands of dollars. State Farm rated in the middle of the pack, according to the latest Consumer Reports National Research Center survey of more than 9,900 subscribers who filed homeowner’s insurance claims from 2010 through the first three months of 2013.

    Peter Andrew and Andrea Von Amelunxen, on the other hand, got “stellar” service from top-rated Amica. Their less-terrifying brush with 3 feet of snow and ice dams on the roof of their Connecticut home caused around $30,000 in damage from melt water that trickled down walls, across ceilings, and over hardwood floors. Amica handled the claim over the phone, had an estimate the next day, fixed what was needed without disagreements, and paid up within a week. “We were blown away,” Andrew says.

    Many consumers shop for homeowners insurance once, then forget about it. Home-loss claims are uncommon to begin with, and losses tend to be relatively small. That means consumers don’t develop much experience shopping for the product and rarely get a chance to “test” firsthand how it performs.

    When the intake line for one of Bob Ridout’s hot water tanks burst, water poured into his basement for 24 hours. Baseboard, drywall, carpeting, and tile were damaged to the tune of $30,000. USAA’s remediation crew swooped in 90 minutes after Ridout called. They vacuumed up the water and set up fans and dehumidifiers that ran all night. Early the next morning, 10 people arrived to continue the cleanup. “I paid my $1,000 deductible, and we never had any issues,” Ridout says.

    Our readers judged Amica, USAA, and Auto-Owners more favorably than most other insurers on satisfaction, as our Ratings on page 43 show. Amica especially stands out for earning the top spot in our Ratings for as long as we’ve evaluated that service. It’s a distinction earned through seven surveys dating back to 1988, including this one, involving more than 140,000 homeowners.

    Companies can be fickle. James Lipsett and his husband, Paul LaRiviere, were happy with the service they got from State Farm on their $35,000 water-damage claim caused when their second-floor toilet overflowed and drenched their Morro Bay, Calif. home. But less than a year later, the Good Neighbor people sent the couple a notice of non-renewal because of the claim. “Both of us felt betrayed by State Farm,” Lipsett says. State Farm declined to comment on the matter.

    Hurricane test: Insurers doing better

    In Brick, N.J. signs of the devastation remained months after Sandy.

    Devastating though it was, Superstorm Sandy was no Katrina, the most destructive hurricane in modern U.S. history. And home insurers did a better job handling claims of victims of Sandy than of Katrina.

    Twenty-seven percent of readers who filed claims related to Sandy, which walloped the Northeast in 2012, had problems with their insurer’s claim handling or payment. Seventy-nine percent were satisfied with how their home insurer performed.

    That’s vastly better than homeowners’ experience with Katrina in 2005, when 50 percent of claimants suffered problems and only 51 percent were highly satisfied.

    But Katrina, a category 3 hurricane, packed winds of up to 130 mph. Sandy had weakened below hurricane strength when it made landfall in New Jersey. And despite Sandy’s catastrophic storm surge along the densely populated and pricey New York and New Jersey coasts, the storm’s $50 billion in damages were less than half of Katrina’s $108 billion.

    Meanwhile, insurers have gotten more tight-fisted. Our readers got reimbursed for 80 percent of their losses from Katrina but for only 71 percent of losses from Sandy.

    Prepare for a fight

    As hurricane season 2014 revs up, with potential for large-scale losses. now’s the time to learn how to push back against your insurer. Justin Rubin, a retired insurance claims executive whose Long Beach, N.Y. home sustained significant damage from Superstorm Sandy in October 2012, didn’t let his insurer (he prefers not to name it) deny coverage by blaming flooding, which was not covered. He argued that some of the damage in the basement was caused when the plumbing system backed up before the storm surge, and the insurer paid.

    Prepare long before a disaster. “Find a reliable agent or broker, and ask questions right now, before you suffer a loss,” Rubin says. Ask about the house value and the applicable “minimum” coverage required to get full protection in a total loss, review the “perils” listed in the policy, and fill “exclusion” gaps with separate insurance for flood, hurricane. or earthquake, based on the threats you face in your region.     Befriend a good contractor today

    The beauty of trees on your property belies the hidden hazard that one could topple onto your house, maybe without warning. There was no storm, wind, or other signal when a neighbor’s huge oak came crashing through David and Mai Queen’s Arlington, Va. home in the middle of the night in September 2012. A large section of the tree trunk landed in their bed. Luckily, the Queens were visiting friends in Belgium at the time.

    The standard homeowner’s policy covers damage caused by trees that fall on insured buildings on your property plus the cost of removing the tree itself, generally subject to a $500 or $1,000 limit. USAA covered the Queens’ $40,000 in damages without trouble and began the claims process and repair immediately, without requiring the couple to cut their vacation short. But they’d have been on their own if the tree simply had landed on the ground.

    Linda Paustian of La Porte, Ind. found out about that exclusion after a violent thunderstorm dropped hard maple and red oak trees on her 1895 arts and crafts bungalow and all over her property in June 2010. “Before the storm, we had about 11 large trees on our property. After the storm, we had 30 to 40 trees in the yard,” she says. State Farm paid $6,000 for the cost of removing trees that struck the house but nothing for the additional almost $6,000 needed for tree and debris removal and stump grinding.

    Know the limits of your policy. If your neighbor’s tree hits your house, your policy covers it, not theirs. If a tree falls on your car, your auto insurance pays—if you have comprehensive coverage. Lastly, have a plan for tree removal. either sufficient savings to pay a pro or do-it-yourself skill in safely taking a chain saw to big timber.

    Surprise troublemaker: Your mortgage company

    When Tim Haynes of Nashport, Ohio, lost the roofs of his home and barn due to wind, State Farm promptly paid the $52,000 claim, and the roof on his home was repaired. But an unlikely interloper held up $42,000 of the settlement for the barn: Haynes’ mortgage company.

    Many homeowners are surprised when their settlement check also has their mortgage company’s name on it, a fact of life that aims to keep irresponsible claimants from blowing the money in Vegas instead of repairing the lender’s collateral. So the bank will demand that forms be filled out before funds are released, often in stages as work is completed. There may be inspections of the work, and—of course—extra bank fees.

    “If you have a mortgage, be prepared for lots of extra steps to get your payment,” one claimant advises. After you file your claim, contact your mortgage company to find out how to get the settlement check endorsed and deposited to your or the lender’s escrow account.

    Tap buried treasure

    The promise of home insurance is to restore your house to pre-loss condition. But sometimes you can do even better. A number of readers were able to get materials upgrades, including wind-resistant garage doors, safety window glass, and new carpeting by paying the incremental extra cost on top of what the insurer was going to pay. One Colorado homeowner whose neighborhood was hit by hail damage got a $1,000 “referral fee” (equal to his deductible) and received upgrade replacement shingles from his roofer for referring other homeowners to him. Another homeowner, whose hallway wood floor buckled after a small, slow powder-room leak, was delighted to learn that his insurance would cover replacement not only of the damaged flooring but also of the flooring contiguous to it—and so got new wood floors for the entire downstairs of his house.

    Home equity debt: What is it and how can you make it work for you?

    A home equity loan or line of credit allows you to borrow money using your home’s equity as collateral.

    Wait. Don’t click to another page. If the above paragraph seems like gibberish, you have surfed to the right place. We will explain:

    • What home equity is.
    • What collateral is.
    • How these loans and lines of credit work.
    • Why people use them.
    • What pitfalls to avoid.

    First, some definitions:

    Collateral is property that you pledge as a guarantee that you will repay a debt. If you don’t repay the debt, the lender can take your collateral and sell it to get its money back. With a home equity loan or line of credit, you pledge your home as collateral. You can lose the home and be forced to move out if you don’t repay the debt.

    Equity is the difference between how much the home is worth and how much you owe on the mortgage (or mortgages, if you have a home equity loan or line of credit).

    Example 1

    Let’s say you buy a house for $200,000. You make a down payment of $20,000 and borrow $180,000. The day you buy the house, your equity is the same as the down payment ($20,000):

    $200,000 (home’s purchase price) – $180,000 (amount owed) = $20,000 (equity)

    Fast forward 5 years. You have been making your monthly payments faithfully and have paid down $13,000 of the mortgage debt, so you owe $167,000. During the same time, the value of the house has increased. Now it is worth $300,000. Your equity is $133,000:

    $300,000 (home’s current appraised value) – $167,000 (amount owed) = $133,000 (equity)

    Example 2

    In the housing meltdown that began in 2006, many homes lost equity rather than gained it. Instead of increasing, the value of the house dropped after the home was purchased. In many instances, a home equity loan would not be available.

    Using the above example, let’s say you buy a house for $200,000. You make a down payment of $20,000 and borrow $180,000. During the next 5 years, you paid down $13,000 of your mortgage debt.

    As home prices fell and homes in your neighborhood went into foreclosure, your home’s value dropped by 30% (or $54,000) to $126,000. Because the value of your home is less than the amount you owe, you have $41,000 in negative equity and would not be eligible for a home equity loan.

    A home equity loan (or line of credit) is a second mortgage that lets you turn equity into cash, allowing you to spend it on home improvements, debt consolidation, college education or other expenses.

    Equity loans and lines of credit defined

    There are 2 types of home equity debt: home equity loans and home equity lines of credit, also known as HELOCs. Both are sometimes referred to as second mortgages, because they are secured by your property, just like the original (or primary) mortgage.

    Home equity loans and lines of credit usually are repaid in a shorter period than first mortgages. Most commonly, mortgages are set up to be repaid over 30 years. Equity loans and lines of credit often have a repayment period of 15 years, although it might be as short as 5 and as long as 30 years.

    A home equity loan is a one-time lump sum that is paid off over a set amount of time, with a fixed-interest rate and the same payments each month. Once you get the money, you cannot borrow further from the loan.

    A home equity line of credit. or HELOC, works more like a credit card because it has a revolving balance. A HELOC allows you to borrow up to a certain amount for the life of the loan — a time limit set by the lender. During that time, you can withdraw money as you need it. As you pay off the principal, you can use the credit again.

    Example

    Let’s say you have a $10,000 line of credit. You borrow $5,000 to pay for new kitchen cabinets. At that point, you owe the $5,000 you borrowed, and you have $5,000 remaining in your credit line, meaning that you could borrow another $5,000.

    Instead of borrowing more from the line of credit, you pay back $3,000. At this point, you still owe $2,000, and you have $8,000 in available credit.

    A HELOC gives you more flexibility than a fixed-rate home equity loan. It also is possible to remain in debt with a home equity loan, paying only interest and not paying down principal.

    A line of credit has a variable-interest rate that fluctuates over the life of the loan. Payments vary depending on the interest rate, the amount owed and whether the credit line is in the draw period or the repayment period.

    During the equity line’s draw period, you can borrow against it and the minimum monthly payments cover only the interest, although you can elect to pay principal.

    During the repayment period, you can’t add new debt and must repay the balance over the remaining life of the loan.

    The draw period often is 5 or 10 years, and the repayment period typically is 10 or 15 years. Those are generalizations; each lender can set its own draw and repayment periods. Lenders have been known to have draw periods of 9 years, 6 months, and repayment periods of 20 years.

    A line of credit is accessed by check, credit card or electronic transfer (ordered by phone). Lenders often require you to take an initial advance when:

    1. You set up the loan.
    2. Withdraw a minimum amount each time you dip into it.
    3. Keep a minimum amount outstanding.

    With either a home equity loan or a line of credit, you have to pay off the balance when you sell the house.

The Houston Airport System accomplishes financial self-sufficiency by deriving income from fees, rentals, and other charges. Surpluses generated are reinvested into capital development and bond retirement. According to the most recent economic impact study, the three airports collectively contributed more than $27.5 billion to the local economy and were directly responsible for more than 230,000 jobs that generated $8.7 billion in employment earnings.

Palliser is a Canadian company that produces contemporary and traditional leather furniture. You can customize your sectionals and pick from many colors of leather. Palliser also has a large selection of bonded leather from which to choose. We have a large leather selection of sofas and loveseats, reclining sofas and loveseats, accent chairs, recliners and sectionals. We also carry non custom leather and bonded leather furniture by Ashley Furniture.

    Dining Room Kitchen Furniture

    Parks Furniture has a great selection of tables including in kitchen, casual dining, pub, counter height, bar and formal dining room. We also have a great selection of buffet, hutches, bars, servers and wine racks. For seating we have side chairs, arm chairs, pub stools, counter height chairs, parson chairs, barstools and benches. Several of our pub and bar stools come with swivels. Our dining room furniture is mostly made by Pulaski, Samuel Lawrence and Ashley Furniture. We also carry a line of custom dining room furniture from Canadel and Amisco. The nice thing about Canadel is you can customize the style, stain and fabric. With Amisco you can customize the metal colour and fabric.

    Mattresses

    Parks carries three lines of mattresses from Springwall and Galaxy Bedding and Serta. Our mattresses are designed with continuous coil, pocket coil, memory foam, latex, gel and i comfort technologies. They are made as either a euro top, pillow top or tight top design. We sell twin, twin xl, single, double, full, queen and king mattresses and box spring sizes. We also offer low profile and split queen box springs. All our mattresses come with a 10 year warranty.

    Home office

    We have one of the best home office selections of any furniture store. Our great selection includes desks, credenzas, filing cabinets and bookcases. These are manufactured by Ashley Furniture and Pulaski and Samuel Lawrence.

    Occasional Tables and TV Stands

    We have a wide selection of occasional tables, coffee tables, lift top tables, end tables, chair side tables, nesting tables, TV stands and sofa tables. Most of our occasional tables are produced by Ashley Furniture and Magnussen Home Furniture.

    Ottomans

    We have a large assortment of storage and ottomans from several manufacturers. Most of our ottomans our custom made with the fabric of your choice. The line of ottomans we care are from Decor Rest, Palliser, Klaussner, Ashley Furniture and Best Home Furnishing.

    Accent Chest, Curios Cabinets and Hall Tables

    We have more hall tables, curios cabinets and accent chests on display than any other furniture store. Most of our curios cabinets, accent chests and hall tables are made by Pulaski Furniture.

    Fireplaces

    We carry a complete line of Dimplex fireplaces. There is a great selection of media consoles, mantels, corner mantels, wall mounts and fireboxes. Most of the fireplaces come in oak, espresso, black and white stains.
