What Are the Signs of Ants?

Obviously, the most common way to identify an ant infestation is by seeing them. If you spot large numbers of ants trailing to or from food sources in your home, you may have an infestation in or outside of your home. You might also notice mounds of dirt, sand or clay somewhere on your property, which could mark a larger ant nest. However, depending on the ant species, they may be inside walls or other hard-to-see places, making nests much more difficult to spot.

Infestations by some species, such as carpenter ants, can be identified in other ways. As with other ants, you may see carpenter ants crawling out of vents or other areas in your home. Additionally, you may hear soft rustling inside your walls as the carpenter ants move around to make their nest. Finally, keep an eye out for piles of wood shavings around your home this could be caused by their excavation as they build!

How Can I Control An Ant Infestation?

Your first step to battling an ant infestation in your home is to identify the species that s giving you trouble. Since different species have different habits and preferences, they may also require specific methods to control them. If you re not sure which species is plaguing you, here are a few basic tips to get you started:

  • Seal Ants are extremely adept at locating even the smallest cracks and crevices in walls, windows and foundations to enter your home to forage. Seal any potential points of entry you can find using caulk and other appropriate materials. You probably won t be able to find them all, but it s a good start.
  • Clean After sealing all of the entry points you can find, it s important to clean around them. Ants leave an invisible trail containing pheromones so other ants can follow it to the resource they ve discovered. Scrub around ant entrances with soap and water to wash away these trails. In addition, clean up messes you make in the kitchen to prevent attracting them again.
  • Remove Attractants such as sugar, grease and other foods are one of the main reasons ants enter your home. Remove potential lures by keeping food in sealed containers. Pet food should also be sealed and not left out where ants can easily access it. Also, take out trash regularly to prevent the smell from drawing ants in as the garbage breaks down.
  • Dehydrate Ants need moisture to survive, so you ll want to minimize their access to it using a few simple tricks. First, fix any leaks you may have around pipes and other areas. Then, check your gutters and spouts to make sure they re draining away from the house. Finally, try implementing a dehumidifier to reduce other moisture inside your home.

How Can I Get Rid of Ants?

Ants can be a major source of distress for any property owner. Luckily, they can be dealt with in a number of ways. Once you ve taken steps to remove attractants and prevent ants from entering your home, you can apply a wide variety of TERRO products to eliminate them.

What is the average real estate commission in Ontario?

Pretty much everybody knows the answer to this question.

  • Your friend who just sold their house knows.
  • Your favourite news site knows.
  • Your uncle the contractor knows.
  • There are 37,000 agents in Toronto and they know, as do the 58,000 agents in Ontario.

Everybody knows the answer.

The answer is 5%. Wait, no, it’s 4%. Well, around here we pay about 6%. Actually, it’s 3.5%. No, no, for sure it’s just over 4%.

Everybody knows the answer.

Unfortunately, everybody has a different answer.

So what’s the right answer? Who do you trust when you have all these conflicting answers?

Who actually knows the answer?

I am pleased to say that I know the answer.

As of today, February 4, 2014, the average real estate commission in Ontario is shoot, I knew this. It s uh damn. Time to tell the truth I guess. I don t actually know.

I can see you shaking your head. Some real estate agent you are Jeff, if you don’t even know the average real estate commission in Ontario. Isn’t that your pay? Wouldn’t that be of interest to you?

I understand the frustration, I really do. If it helps, I can tell you the average real estate commission for my selling clients in 2013. It was 5%. Every single one of them paid a commission of 2.5% to me as the listing agent and 2.5% as commission to the purchasing agent.

That’s not a guess, or an estimate, or somehow based on anecdotal evidence. It’s a fact. I know it for sure.

When it comes to the average for Ontario though, I don’t know for sure. I know you expected an answer so I will give you an answer.

My answer is somewhere between 4% to 5%. Is that a fact? Absolutely not.

I base my answer on my own experiences, my perception of what impact discount listings have had on the market (limited, by the way) and my discussions with hundreds of agents about commission.

My answer is informed by my work as a full time Realtor, but make no mistake, it’s not the answer.

Why don’t I know the answer? Well, I could blame it on government rules, the economy, the great ice storm of 2013, but in truth, I don’t know the answer because nobody does.

In order to give us the answer, we need to know how much the listing agent got paid and how much the buying agent got paid and we need to know it for every transaction in Ontario.

It’s actually easy enough to see what buying agents get paid. Every listing on MLS has a mandatory field that the listing agent fills in with the commission the seller is willing to pay.

While there are variations depending on what time period you are looking at, what type of home or what area, you can ask for the average buying agent commission and get the answer. Give a good agent a little bit of time to look into it and he or she could absolutely tell you fun facts like:

  • There were 191 detached homes sold in Brampton in December of 2013. 172 of these 191 sales offered 2.5% plus HST. So about 90% offered 2.5% plus HST. Nine of the houses offered more than 2.5% and the other nine offered less than 2.5%.
  • There were 68 duplexes sold in Toronto in all of 2013. 59 of these 68 sales offered 2.5% plus HST. So about 87% offered 2.5% plus HST. Two of the duplexes offered more than 2.5% and the other seven offered less than 2.5%.

This data for the purchasing agent’s commission is available and a good agent can tell you exactly what is going on here so you can make an informed decision.

It is the other half of the data we need, on the listing side, that poses the problem.

Unlike the commission paid to the buying agent, the commission paid to the listing agent isn’t a field that is required to be filled out on MLS. It doesn’t even exist as a field, actually. This information is known to only three parties.

They decide how much of a commission they are willing to pay their agent to list their home. Every real estate transaction that uses a real estate agent signs a listing agreement, and this listing agreement says it in black and white.

2. The Listing Agent knows.

He or she is the one who does a listing presentation for the Seller. He or she explains why they should be hired, what they would do for the Seller, and how much of a commission they charge. When the Seller signs that listing agreement, that agent knows exactly how much they will be paid when they sell the house.

3. The Listing Real Estate Brokerage knows.

The first field that is filled in on the listing agreement is the brokerage for which the listing agent works. Brokerages are responsible for ensuring that all transactions, funds and paperwork are handled in accordance with the Real Estate and Business Brokers Act, as well as any other laws, rules and regulations. They receive and then remit funds to the listing agent after any splits on commissions are applied.

These three parties (the Seller, the Listing Agent and the Listing Brokerage) are the only ones who know how much the listing agent is paid in commission.

Individual sellers are obviously not getting together to share that data anytime soon and neither are individual agents. Listing brokerages could in theory ask all their franchises to provide that data in order to aggregate it and find the average, but to my knowledge, none of them do.

Even if they did, it would only show what sellers pay who hire Keller Williams Realty agents, or Re/Max or Royal LePage, etc. I happen to think Keller Williams’ agents are the best agents in business, so I wouldn’t be surprised if sellers paid more for that expertise and skill.

This leaves us pretty close to where we started. Namely, that there is no definitive answer to the question of what the average real estate commission is in Ontario.

This is a real shame, as it’s an important question. If you are planning on selling your home, interviewing agents and trying to make a choice between them, you need to know what’s normal to pay for their help. No one likes the thought of being taken advantage of and we all want to compare our cost against others to make sure that isn’t happening.

Given the difficulty in comparing realtor fees, I suggest you keep two things in mind that will make the decision process easier.

Firstly. when you hire a realtor to sell your home, remember you aren’t buying a product. You’re hiring a service.

We all know that products can reasonably be expected to be similar. Not identical, but pretty damn close. If you buy a pair of scissors, you know it will cut paper.

Services, on the other hand, can vary wildly. If you need your house painted and you hire a professional painter, the service they provide is hopefully tidy, thorough and high quality. If you hire your friends with the promise of pizza and beer afterwards, your house will still be painted, but probably more of it than you wanted.

Compare the service each realtor is offering against what commission they are charging and you will find it far easier to make your decision. A good agent does so much more than fill out a form on MLS and tell you where to sign an offer. Ask a good agent what they do for you and then sit back and get comfy, because they will be talking for a while.

After you interview agents, make your decision based on what is most important to you, not simply on the commission rate they charge.

Secondly. you now know that there is no such thing as the average real estate commission in Ontario, and this is powerful information.

No one can second guess your choice of a realtor and the commission charged with comments about how the average is “actually much lower than what you paid.” They don’t know that. They can’t. They are misquoting, mistaken or flat out making it up.

Knowing this makes it easier to focus less on what other people are paying or have paid and instead on finding the realtor that is the right fit for you and your needs.

Trump Orders Media Blackout At Government Agencies: Bans Use Of Social Media, Bars New EPA Contracts

It wasn’t just the EPA.

Earlier today, we reported that the Trump administration instituted a media blackout at the Environmental Protection Agency and barred staff from awarding any new contracts or grants.

Emails sent to EPA staff since President Donald Trump’s inauguration on Friday and reviewed by The Associated Press, detailed the specific prohibitions banning press releases, blog updates or posts to the agency’s social media accounts. On Monday, the Huffington Post reported that EPA grants had been frozen, with agency employees barred from speaking of the matter. The memo ordering the social media blackout is shown below.

Cited by The Hill, Myron Ebell, who leads the Trump EPA transition, confirmed the freeze to ProPublica. “They’re trying to freeze things to make sure nothing happens they don’t want to have happen, so any regulations going forward, contracts, grants, hires, they want to make sure to look at them first,” Ebell told ProPublica. Trump’s pick for EPA director, Oklahoma Attorney General Scott Pruitt, has frequently challenged agency policy in court.

The Trump administration reportedly told the Department of the Interior to stop tweeting from its accounts over the weekend after the National Park Service’s Twitter account retweeted a post about the crowd sizes at Trump’s inauguration Friday. The agency brought back its accounts on Saturday.

Asked if the EPA had been gagged, White House press secretary Sean Spicer said on Tuesday: “I don’t know. we’re looking into it. I don’t think it’s a surprise we’re going to review the policies but I don’t have any info at this time.”

According to Reuters sources, the move “reinforced concerns that Trump, a climate change doubter, could seek to sideline scientific research showing that carbon dioxide emissions from burning fossil fuels contributes to global warming, as well as the career staffers at the agencies that conduct much of this research.”

The agency also was asked by the White House on Monday to temporarily halt all contracts, grants and interagency agreements pending a review, according to multiple sources. The EPA awards billions of dollars worth of grants and contracts every year to support programs around environmental testing, cleanups and research. According to Reuters ,
the White House sent a letter to the EPA’s Office of Administration and Resources Management ordering the freeze on Monday. “Basically no money moving anywhere until they can take a look,” the staffer said, asking not to be named.

Now, as Reuters adds, other agencies were also impacted, and the Trump’s administration has put staff at a slew of government agencies on notice – “be careful what you say.”

In addition to the EPA, the Interior Department and the U.S. Department of Agriculture also has seen efforts to curb communication. On Monday, staff at the department’s Agricultural Research Service (ARS) were asked in an email to suspend the release of “any public-facing documents.”

“This includes, but is not limited to, news releases, photos, fact sheets, news feeds, and social media content,” the email said.

The U.S. Department of Agriculture disavowed the email on Tuesday, saying in a statement that it was released without “departmental direction and prior to departmental guidance being issued.”

“ARS will be providing updated direction to its staff,” according to the statement.

The ARS focuses on scientific research into the main issues facing agriculture, including long-term climate change.

Last week, staff at the Interior Department were told to stop posting on Twitter after an employee retweeted posts about the relatively low attendance at Trump’s inauguration, and about how the issues of climate change and civil rights had disappeared from the White House website.

The department has since resumed tweeting.

This isn’t censorship, they are a dept of the Executive branch and follow orders including communication same as any other. Got a question ask the President’s Press secretary.

They (EPA) promote and fund the research that promotes Climate Change being caused by CO2. Big time. Now the money is shut off. Lets see if we can get that money or some of it to study the effects on the Earth’s Temperature caused by the Sun, Lets see how GMO crops are 300% higher in formaldehyde.

How does the media know that there’s a media blackout? Did someone at the EPA already spill the beans against Trump’s wishes?

i am pretty much an extremist when it comes to pollution and environmental degradation yet i think this is a healthy debate.

i hope the scientists inside and outside government rise to the occasion and convince the public of the need to reduce fossil fuel pollution (i wanted it long before i heard of global warming).

the democrats too should met the challenge and justify their use of air and space.

You do not need to believe in global warming (from human activity) to be against pollution. Police pollution and you will do much to taper global warming, if it were real (I am a doubter because cycles sound reasonable, and because we caught some of their scientists lying about their results, which, if global warming was real, those folks should be executed [and I am not a lover of capital punishment]). Go after pollution, STFU about global warming. Ask China, we don’t want to be China.

Every publically traded organization I’ve worked for would terminate me for making “statements” to the media. I don’t know what the rules are in public sector but this is just standard practice.

Might I suggest you refer to Obunghole in the future as a dicktaster?

Far more people die from cold weather related events than from warm weather and yet Obama’s policy was to try to make the climate even colder than it is. The man was a menace.

I know it’s weird that we still exist, but as a skinny girl I fully support global warming.

I mean, is it just me or is it way too fucking cold? And am I the only one that remembers girls asking this all the time? Christ we’ve gotten fat. No wonder everyone thinks it’s gotten so much warmer.

Sorry to inform you that the world is most likely going to get much colder in the next 30 years. I suggest you move farther south if you don’t like the cold.

TIPS FOR DRYING OUT A WATER-DAMAGED BUILDING

Once a building has been exposed to a large volume of water, either floodwater or rainwater, steps must be taken to dry the building out, assess damage, and plan for repairs and restoration. This information sheet discusses concerns and procedures for helping structures to dry out.

Flooding may be quick, but drying out a building is a time consuming effort. Allowing natural ventilation and evaporation to work is better for the building than the using heated forced-air or air conditioning systems. The rapid drying out of a historic building using hot air power drying systems can cause irreparable harm to significant features of the building.

Before starting to dry out your building, make certain to address health and safety concerns. Safety must come first; do not endanger yourself, your family, or other occupants. Assume all power lines are live. Do not trust the fact that power may be off all over the neighborhood; turn off the power to your house. Check for the odor of leaking LP or natural gas and turn off these services. Be aware that floodwaters may be contaminated with sewage or animal waste and present a health hazard. During clean up, protect eyes, mouth, and hands, and use disinfectants to wash hands before eating. If you are uncomfortable when entering your house and have any question regarding personal safety, do not go inside, but have a professional make an assessment.

Make a photographic record before you begin to clean up the damage. Documentation of the damages will be beneficial when negotiating with insurance adjusters.

Make temporary repairs to roofs and windows to prevent additional water from entering the building as you work to dry it out. Plan on temporary repairs lasting a minimum of six months. Temporary repair options include the use of tarpaulin, 30- or 90-pound felt paper, or plywood covered with tarpaper.

Water saturation affects a building in three ways:

  1. Water causes direct damage to materials. Wallboard disintegrates; wood can swell, warp, or rot; electrical parts can short out, malfunction, and cause fires or shock.
  2. Mud, silt, and unknown contaminants in the water get everything dirty and are unhealthy. Floodwater is more damaging than rainwater.
  3. Dampness promotes the growth of moisture-related mold, mildew, and fungus that leads to dry rot.

Efforts to promote natural and controlled drying out of the building should start at the attic. If the insulation is wet, remove it and dispose of properly. After being wet, most insulation is ineffective, but it will continue to hold moisture for a long time and will create high moisture conditions which will damage metal, masonry, and wood.

Remove any water soaked items stored in the attic for treatment. The weight of water soaked boxes can cause cracking in the plaster ceilings of the floor below. Open windows and vents to allow fresh air to circulate. If your electrical system is safe and you have an attic fan, turn it on.

As you enter rooms, inspect ceilings carefully. Wet plaster and sheetrock are very heavy and can be a hazard. Be aware of bulging ceilings that may hold trapped water. If rainwater has collected in the ceiling, the rainwater will find it own route into the floors below. Collect water in buckets by poking holes at the edge of the bulging ceiling to release the water.

Plaster responds to drying out much better than sheetrock; however, durability depends on the plaster mix, the original application, the degree of water saturation, placement, and the type of lath used. Plaster over metal lath is likely to require replacement. Wood lath may expand if saturated, causing the plaster keys to break. Check for loose plaster and plan to reattach it using plaster washers. Plaster ceilings can be temporarily shored by using 2x4s nailed together to form a “T”, then wedging the top of the “T” to press plywood against the ceiling.

Most plaster walls can be saved if damaged by clean rainwater. Drain water that may be held within the wall cavity by removing the baseboard and drilling holes through the plaster or sheetrock several inches above the floor. Use cordless or hand drills to avoid electrical shock and be careful to avoid wiring within the walls. Remove any insulation if wet via the baseboard removal and allow the wall cavity to dry out thoroughly.

If sheetrock has been exposed to water for less than two hours, it can probably be repaired. If the sheetrock was exposed to floodwater for more than two hours, it will be saturated by contaminated water and require complete replacement.

Open windows in all rooms, even if there is no evidence of moisture retention. If the windows are swollen shut, remove the inside stop bead to free window sash. The use of window fans will help draw fresh air through the building, helping to dry out wall cavities between interior and exterior walls.

Wash down wood features, including trim, doors, mantels, and stairs, to remove mud and silt. Mold and mildew can be cleaned off using a weak solution of Clorox and water or commercially available disinfectant. Historic wallpapers require specialized treatment. Any features removed during the clean up should be labeled and saved for later reinstallation. Many significant features, such as trim, have been lost due to owners or contractors acting in haste to clean up.

Remove wet carpets and furniture from the house. Drying out these items in the house only adds to the moisture level within the house. Remove sheet vinyl or linoleum flooring to allow for maximum evaporation.

If wood floors are coated with mud, wash down with fresh water. Floorboards may begin to warp as they dry, but further drying may bring the boards back to their original shape. The use of weights or shoring on the wood floors during the drying process may lessen the occurrence of severe warping and buckling. Remove vapor barriers and insulation from beneath the floor to allow for complete air circulation. Do not use heating, air conditioning, or other forced air to promote drying of wood floors. Rapid drying can promote cupping of the floorboards as the top surface dries out faster. Drying out floorboards may take several months.

If the duct work has standing water, wash it out with clean water. Replace electrical receptacles if water levels reached high enough to cover them.

If your basement is flooded, do not rush to pump it out. Draining the basement while the surrounding ground is saturated may create uneven pressure on the basement walls and floor resulting in cracking or collapse. Once water surrounding the house has drained off, lower the water level in the basement by two or three feet, mark the water line, and wait overnight. If the basement water level rises, then it is too early to fully pump out the basement. If the water level is stable or lower, then pump out another two or three feet and again check the water level overnight.

Water-damaged household furnishings including textiles, books, photographs, paintings, and furniture should receive proper treatment to minimize damage and ease repair and restoration. In general, wet mud should be rinsed off objects with clean water before air drying, but consultation with a conservator for specific guidance on the treatment of historic objects is strongly recommended.

Remember that air circulation is the key to completely drying out a structure. Heaters or air conditioners should not force the drying process. If you force your building to dry too quickly, additional damage to the building elements will occur.

Work Search

In order to maintain eligibility for Unemployment Insurance (UI) benefits, Massachusetts General Law requires that you conduct an active search for work in each week in which you claim benefits. The Massachusetts Department of Unemployment Assistance requires that as a condition of eligibility you must;

  • Make at least 3 work searches per week. Each work search must be conducted on a different day;
  • Keep a detailed written log of your work search activities. Remember to bring printed completed copies of all Work Search Activity Logs to your Career Center appointments.
  • Provide your work search information to DUA upon request.

The following guidelines describe the types of activities that may constitute a productive work search contact. Productive work search contacts include, but are not limited to:

  • Registering for work and reemployment services with a local One-Stop Career Center.
  • Completing a job application in person or online with employers who may reasonably be expected to have openings for suitable work.
  • Mailing a job application and/or résumé, as instructed in a public job notice.
  • Making in-person visits with employers who may reasonably be expected to have openings.
  • Sending job applications to employers who may reasonably be expected to have openings for suitable work.
  • Interviewing with potential employers in person or by telephone.
  • Registering for work with private employment agencies or placement services.
  • Using the employment resources available at One Stop Career Centers that may lead directly to obtaining employment, such as:
    • obtaining and using local labor market information;
    • participating in skills assessments for occupation matching;
    • participating in instructional workshops; or
    • obtaining and following up on job referrals from the Career Center.
  • Attending job search seminars, career networking meetings, job fairs, or employment-related workshops that offer instruction in improving individuals’ skills for obtaining employment.
  • Using online job matching systems, including the Massachusetts One-Stop Employment System (MOSES).
  • Reporting to the Union Hall, if this is your primary work search method.
  • Using other job search activities such as reviewing job listings on the internet, newspapers or professional journals, contacting professional associations, networking with colleagues or friends.

For each week for which of UI benefits are requested, you must search for work in accordance with these guidelines, and must engage in at least the minimum number of work search activities as stated. You are expected—as a condition of eligibility—to keep weekly records of your work search activities, and to submit to DUA all details about your work search activities when notified by DUA to do so. You may be declared ineligible for any week(s) where you do not meet the requirements of the law. You may be required to repay unemployment benefits received to which you were not entitled.

Weekly work search records should include a list of all work search activities, including dates, names and titles of persons contacted, telephone numbers, addresses (mail, email, or Web), and the results of each activity.

Work Search Audit

DUA is required by Federal law to randomly review claimants’ work search activities to determine whether applicants have met all of the work search requirements. If you are selected by DUA for a random review, DUA will attempt to confirm your documented work search activities.

It is very important that you keep a record of your work search activities. If you are randomly selected for a review, you will be required to send your records to the DUA. If you fail to provide DUA with a record of your work search activities when requested, you may lose your unemployment benefits for that week.

EUC Random Work Search Audit

Federal law requires the Department of Unemployment Assistance (DUA) to review the work search records for any given week of a randomly selected group of claimants receiving Emergency Unemployment Compensation (EUC) unemployment benefits to make sure that claimants receiving EUC unemployment benefits are meeting Massachusetts’s work search requirements. If you are selected for review, DUA will audit your records of weekly work search activities and will attempt to verify at least one work search activity or contact that is listed on your Work Search Activity Log.

DUA may use a number of different methods may be used to verify your work search activity. For example, if you state on your Work Search Activity Log that you sent a resume to an employer by e-mail:

• DUA may verify that the resume was sent by requesting that you provide a snapshot of your “Sent Items” e-mail log. This will contain information such as the recipient, subject of the document, the date and time the document was sent by you to the intended recipient, etc.

• Verification can also be made by you providing documentation that shows the employer’s acknowledgement of the application and/or resume.

• DUA may also contact the employer by telephone.

If you state on your Work Search Activity Log that you have searched for work by searching the “Help Wanted” section of a newspaper (either paper or the internet), or that you searched for work by visiting job or employer websites, DUA may ask you to provide a dated copy of the newspaper’s “Help Wanted” page or a dated copy of the job listings page from the website that you visited.

It is important that you keep copies of all of your e-mail exchanges and/or other electronic and paper evidence as part of your work search records in case you are randomly selected for a review of those records. If you cannot provide DUA with a copy of your Work Search Activity Log and supporting documentation, or if DUA is unable to verify one of the work search activities listed on your Work Search Activity Log, you may be determined as ineligible for the unemployment benefits you received for that week. 1987: Ecumenical Housing was changed to Senior Housing Options to reflect its expanded operation throughout the State of Colorado and to more clearly reflect our mission. With the success and positive feedback from both residents and families, we began receiving requests to manage and/or build facilities from other organizations outside the metro Denver area.

1987: Aging in Place leads to Assisted Living. It became apparent that as many of the residents in these two initial properties were getting older and they needed additional services. SHO began creating assisted living residences which were licensed by the State and certified to accept residents receiving Medicaid.

1985: Downtown Denver Inc. Award of Merit

1979: Ecumenical Housing is created. Ecumenical Housing was a community effort developed to serve elderly and disabled people being displaced from their homes in downtown Denver due to urban renewal. New office towers were quickly dislocating people who had resided in affordably priced hotels and boarding homes. The first two acquisitions to respond to this need were the Olin Apartments and The Barth Hotel.

Interest Rate Reduction Refinance Loan

The VA Interest Rate Reduction Refinance Loan (IRRRL) lowers your interest rate by refinancing your existing VA home loan. By obtaining a lower interest rate, your monthly mortgage payment should decrease. You can also refinance an adjustable rate mortgage (ARM) into a fixed rate mortgage.

IRRRL Facts

  • No appraisal or credit underwriting package is required when applying for an IRRRL.
  • An IRRRL may be done with “no money out of pocket” by including all costs in the new loan or by making the new loan at an interest rate high enough to enable the lender to pay the costs.
  • When refinancing from an existing VA ARM loan to a fixed rate loan, the interest rate may increase.
  • No lender is required to give you an IRRRL, however, any VA lender of your choosing may process your application for an IRRRL.
  • Veterans are strongly urged to contact several lenders because terms may vary.
  • You may NOT receive any cash from the loan proceeds.

Eligibility

An IRRRL can only be made to refinance a property on which you have already used your VA loan eligibility. It must be a VA to VA refinance, and it will reuse the entitlement you originally used.

  • A Certificate of Eligibility (COE) is not required. If you have your Certificate of Eligibility, take it to the lender to show the prior use of your entitlement.
  • No loan other than the existing VA loan may be paid from the proceeds of an IRRRL. If you have a second mortgage, the holder must agree to subordinate that lien so that your new VA loan will be a first mortgage.
  • You may have used your entitlement by obtaining a VA loan when you bought your house, or by substituting your eligibility for that of the seller, if you assumed the loan.
  • The occupancy requirement for an IRRRL is different from other VA loans. For an IRRRL you need only certify that you previously occupied the home.

Application Process

A new Certificate of Eligibility (COE) is not required. You may take your Certificate of Eligibility to show the prior use of your entitlement or your lender may use our e-mail confirmation procedure in lieu of a certificate of eligibility.

Loan Limits

VA does not set a cap on how much you can borrow to finance your home. However, there are limits on the amount of liability VA can assume, which usually affects the amount of money an institution will lend you. The loan limits are the amount a qualified Veteran with full entitlement may be able to borrow without making a down payment. These loan limits vary by county, since the value of a house depends in part on its location.

The basic entitlement available to each eligible Veteran is $36,000. Lenders will generally loan up to four times a Veteran’s available entitlement without a down payment, provided the Veteran is income and credit qualified and the property appraises for the asking price. See Loan Limits for more information about the limits in your county.

VA Funding Fee

Generally, all Veterans using the VA Home Loan Guaranty benefit must pay a funding fee. This reduces the loan’s cost to taxpayers considering that a VA loan requires no down payment and has no monthly mortgage insurance. The funding fee is a percentage of the loan amount which varies based on the type of loan and your military category, if you are a first-time or subsequent loan user, and whether you make a down payment. You have the option to finance the VA funding fee or pay it in cash, but the funding fee must be paid at closing time. You do not have to pay the fee if you are a:

  • Veteran receiving VA compensation for a service-connected disability, OR
  • Veteran who would be entitled to receive compensation for a service-connected disability if you did not receive retirement or active duty pay, OR
  • Surviving spouse of a Veteran who died in service or from a service-connected disability.

The funding fee for second time users who do not make a down payment is slightly higher. Also, National Guard and Reserve Veterans pay a slightly higher funding fee percentage. See Loan Fees for more information about loan costs. Some lenders offer IRRRLs as an opportunity to reduce the term of your loan from 30 years to 15 years. While this can save you money in interest over the life of the loan, you may see a very large increase in your monthly payment if the reduction in the interest rate is not at least one percent (two percent is better). Beware: It could be a bigger increase than you can afford.

Within the United States. the term is largely defined by the practices of the Medicare system and other health insurance providers, which make hospice care available, either in an inpatient facility or at the patient’s home, to patients with a terminal prognosis who are medically certified at hospice onset to have less than six months to live.

Hospice care also involves assistance for patients’ families to help them cope with what is happening and provide care and support to keep the patient at home.
