Tips From the Banker: The Real Cost of Travel in Thailand

I spent two months traveling in Thailand, making it my longest-traveled country on my Southeast Asian itinerary.   During my three weeks in Laos and month in Cambodia. I found it possible to travel on an average of just USD$30 per day.  Once I got to Thailand, however, keeping costs low became difficult.  For some reason, I started spending Baht like it was monopoly money, especially in the islands.

I had heard previously, and can now confirm, that the north of Thailand is easy on a tight budget.  As one moves south, costs for accommodation start to double, triple, and even quadruple.  Pricey accommodation accounted for my biggest expenditure, and drinks came in at a close second.

However, when I considered my overall expenditure, I realized that the costs were still very reasonable, especially considering that I was in Thailand during high season, including Christmas and New Years.

My average daily budget for Thailand ended up at $45/day.  Here is the breakdown:

Accommodation: 

Back in Laos, I distinctly remember stressing about spending $6.25 per day on a private bungalow in 4000 Islands.  For the same accommodation in Bottle Beach on Koh Phangan, I was paying double.  The most I paid for a room in Thailand was $20, completely blowing my budget, considering I often found $2 accommodation in Cambodia.

That said, I was able to find decent and cheap dorms in Chiang Mai and Pai in northern Thailand for a mere $3-$4 nightly.

Transportation:

Busses and trains were completely reasonable in price, especially the non-VIP options, ranging from $3 to $9 for a bus journey.

My main transport issue was tuk-tuks and cabs.  As a solo traveler, I often had to foot the entire bill.  I found that in Laos and Cambodia, tuk-tuks would haggle.  In Thailand, they preferred to wait until another tourist came along who would pay the asking price.  Given that they re trying to run a business themselves, I can t fault them for this.  However, it made it hard as a solo traveler to save my money.

Tip: when possible, take motorbike taxis as they are the cheapest option.  Always at least try to haggle, and don t take a taxi that isn t in a queue.  If someone walks up to you, s/he is probably going to quote an outlandish rate.   

When possible (which may only be in Bangkok) take taxis who agree to run their meters. 

The food in Thailand is fantastic and very cheap.  One can easily eat at a night market, sampling several different eats, for just a few dollars.  Generally, prices are not negotiable and the asking price should be paid.  Prices run from around USD$1 for  a dish like vegetarian pad thai, to $3 for a soup with beverage and rice, or $6 for fresh fish.

Where Thailand gets expensive is alcoholic beverages.  In Laos and Cambodia, beer runs about USD$1.  In Thailand, however, $3 and higher per drink is quite typical.  Cutting alcohol from your budget in Thailand could literally save hundreds.

Cheap vs. Expensive Places in Thailand

Chiang Mai, Pai. Chiang Rai. and other northern cities will tend to be very cheap, with costs increasing as one heads south, especially to the islands.

Also consider time of year.  High season (December through March) means double the prices for accommodation in most places in Southeast Asia.  Thailand is no different.

Other incidentals:

SIM cards are very cheap in Thailand.  I paid only $20 (with DTAC a Thai carrier) for 3 gigs of 3G over the span of one month.  What s more, service was great.

Massages are also cheap, generally costing around $6 for a full hour.

In general, Thailand can be very cheap to visit, especially during low season and in the north of the country.  Even in the south, considering the beautiful beaches and truly delicious eats, Thailand is still a great budget destination.

The Real Scoop on Pet Air Travel in 2015 #118 #travel

Since 2005, the airlines have been required to report monthly on incidents involving pets while under their care for travel. Incidents include injury, loss, and deaths of animals. According to this data there were 29 deaths of animals and 26 injuries to animals while flying in 2012. However, with well over 500,000 dogs traveling per year by air, these numbers do not seem significantly higher than the general death rate in the animal population. If you do need to take your pet on a commercial airliner, there are some tips that may help. Airports have recently been required to provide pet relief areas for service dogs as part of the Americans with Disabilities Act (ADA). They allow pet dogs to use these areas as well. Some airports, such as Atlanta, Reno and JFK’s American Airlines terminal have full scale dog parks at the airport. Other airports have a small dirt area. A few airports such as Seattle and Salt Lake City have a dog relief area after passing through security. Most airports would require that you be outside security to access the pet relief area. If your dog has to go in the cargo hold, it may be helpful that they are not alone on the flight. Dogs, being pack animals, feel comfort in having others with them. If you have more than one dog traveling, that would give comfort to each. In addition, some airlines carry many more dogs than others. In the United States, it appears that United, American, Delta and Alaska Airlines carry the most dogs. So on these airlines you are more likely to have other dogs on the flight and have people skilled in handling the dogs. There is much debate on whether tranquilizing dogs helps or hurts, so you and your vet will need to make that decision. It is important to note that in the U.S. service dogs or guide dogs are normally allowed to travel with their owner in the cabin, regardless of the size or breed of dog. Canines traveling for search and rescue operations or law enforcement are also usually allowed in the cabin but policies vary with each airline company. Dogs used for these purposes must be accompanied by their owner and usually do not need to be in a kennel, but must be harnessed (and sometimes muzzled). This is not necessarily the policy for International flights. One thing that has become much easier in the last ten years is the ability to take your dog between countries. It used to be that many places, notably the United Kingdom, Hawaii and Australia required lengthy quarantines to bring your dog in due to fear of rabies. While Australia does still require quarantine, most other countries, including the United Kingdom and Hawaii no longer require quarantine if the proper steps are taken. General requirements are micro chipping, up to date rabies shots, and maybe a rabies blood test, but this requirement is becoming rarer. And quite a bit of paperwork. But once you’ve set up your dog for International travel, then you can travel with your dog to much of the world. If you are planning to take your dog overseas, it is important to plan early, make sure your pet’s microchip is in before their rabies shot and that the vet records the microchip number with all of their rabies shots. Are there other options available to dog owners? Well, yes and no. One alternative can be expensive and one involves a longer travel time. First, lets start with the most ideal, but also the more expensive option. Some airline charter companies allow your dog of any size or breed to travel in the cabin with you. They just require that your dog be restrained by a leash or car seat harness during take off and landing. Other than that, dogs are allowed to ride in the cabin with you, right next to you. The majority of chartered planes are typically smaller planes like prop planes or Lear jets. So why isn’t everyone flying with their pooch this way? The issue is cost. Who would pay for this? One operator says “Wealthy, VIP’s and corporate execs” pay for charters. The cost can be thousands of dollars. A flight from San Francisco, California to Phoenix, Arizona for four people and two dogs could be $6-8 thousand one way. A flight from Nashville, Tennessee to Miami, Florida could be $8-10 thousand one way. However, if you have a flexible schedule and can give advanced notice or be scheduled on an empty leg flight, prices could be cut in half. Some air charter brokers are Magellan Jets. Eljet and Air Charter Network.

The other alternative is to drive or have your pooch driven. Driving does take much longer than flying, especially across country. While your pooch can easily go with you, driving long distances are out of the question for some people that do not want to spend days on the road. So instead of driving your pooch yourself, have someone else drive him or her. There is a number of companies that will transport your pet across the country and other companies that will transport your car with your pets. The dogs will be in kennels and away from you for quite some time. Dog owners are not allowed on the shuttles, but you can fly and they will drive your pooch for you. And of course, they will make the appropriate potty and exercise breaks along the way, give your dog food, water, and even treats and toys. Each animal is in his or her own individual carrier or cage while on the road. Every shuttle bus has two or three drivers on board and they drive 24 hours per day, with the exception of pit stops of course. The rates are pretty affordable and can offer a reasonable alternative when you need to transport your pooch within the continental United States.

If you are heading between the United States and England then there is one other option to commercial airlines or charters. The fabulous Queen Mary II Cruise Ship makes the crossing a number of times a year between New York and Southampton. While dogs are not allowed in the cabins on the ship, there is a kennel onboard. You may visit the dog there, walk the dog, and spend some time with the dog each day. The crossing usually takes about 5 – 6 days each way.

Our hope is that, one day, dogs of all sizes and breeds will be welcome in the cabin next to us on all commercial airliners. We would like to see a policy on airlines where you can at least buy the entire row of three seats for you and your dog if necessary so no one else would need to sit next to your dog. Maybe airlines could require that people with pets that don’t fit in kennels under the seats carry muzzles in case it proves necessary for any reason such as excessive barking or aggression. Most people who travel with pets would much rather have the pets with them in the cabin. Flying is often stressful enough without the additional worries about your pet being unattended. Dogs are allowed on trains in Europe and they co-exist with the other passengers. Why not on airplanes as well?

US Airlines tickets: Real deal or scam?

People all across the country are getting the letter. It says, “You have qualified for an award of two roundtrip airline tickets.”

Carol Byers of Manheim Township got one. She reads, “The retail value of this award is up to $1,198.”

The envelope seemed to be handwritten and the letterhead has the name of an airline that doesn’t even exist.

“But then as I looked at it, there’s no such thing as US Airlines; it’s US Airways,” said Byers.

In the last week, dozens of viewers have contacted News 8 to explain the letter, asking if it’s a scam.

No one had actually called the number on the letter, so News 8’s Brian Roche did. He spoke to a woman named Dusty who would only tell me she worked for a marketing firm in Arizona.

“Dusty, just let me clarify–these are two free airline tickets?” asked Brian Roche.

She told him the tickets were not free, they were complimentary, as long as he went to a presentation for a travel agency. Roche then asked Dusty, “So the bottom line is that this doesn’t cost me anything to go to this?”

Dusty made an appointment for Roche to attend the presentation at 52 Grumbacher Road in York.

So News 8 went to the address and found an empty parking lot and an unmarked building. But inside, there is evidence that it is where you go for the travel deals.

Before this recent wave of letters, local consumers were receiving travel check vouchers also with the name of the fictitious US Airlines.

News 8 learned that anyone responding to this would get the same sales pitch to attend a presentation at the address in York.

One viewer who did attend told News 8 that she and her husband were asked to join a travel club and pay more than $11,000. As they tried to leave, the price dropped below $1,500.

While it may be easy to call this a scam, News 8 is going to stop just short of that. What it really seems to be is a promotional campaign designed to get people to join a travel club. No one who has contacted News 8 has reported spending or losing any money after getting one of the letters or travel vouchers.

The following information on entry and exit requirements has been obtained from the Mexican authorities. However, these requirements are subject to change at any time. Canadian citizens, including those with dual citizenship, are required to present a valid passport in order to enter and exit Mexico. Canadians without a valid passport will be refused entry and returned to Canada.

Permanent residents and landed immigrants of Canada should check for specific entry requirements with Mexico’s immigration authorities (Instituto Nacional de Migración, or INAMI).

Persons seeking to enter Mexico for purposes other than tourism are required to have a proper visa. Foreigners involved in unauthorized activities will be expelled. Rebogateway: Using Probability As A Strategy For Real Estate Listing Leads

I had a chance to review a new product recently that takes a more strategized approach to finding listing leads for real estate agents. Rebogateway (R.E.B.O. being an acronym for Real Estate Back Office) is a product that focuses on which homeowners are most likely to sell in the near future. The emphasis is on saving the agent time and money by focusing their marketing efforts on the leads that are most likely to convert.

Rebogateway is tied into a number of data sources, from the local MLS to taxing and record-keeping authorities. The system asks two basic questions that get to the heart of the likely-seller discovery process:

1) What life events are most highly correlated with a homeowner deciding to sell?

2) Which of these events are recordable and reportable to and end user in the real estate industry?

Finding these potential home sellers allows an agent to market by mail, phone, or even door knocking in a much more effective way. The cost of marketing materials and time would reasonably be reduced if the leads being targeted were higher caliber leads.

It turns out that there are quite a few situations where homeowners have their information given to government and private sources that allow themselves to be categorized as likely home sellers for real estate agents to target for potential listings:

  • Divorces
  • Expired Listings
  • FSBOs
  • Notice of Default
  • Notice of Sale
  • Probate
  • Tax Defaults

There are also instances where a local market can be farmed for new listings based on a neighbor s home transaction, even if that home was listed or sold sold by a different broker:

  • Just Listed Market for interested buyers
  • Just Sold Market for potential sellers

Rebogateway frames all of these potential lead sources into one set of data and allows the user to search by a variety of different methods to focus on a target market. User searches based on location, life event type, and other criteria produce a list of homeowners to contact which are already verified as not currently listed, when the system is tied in to the local MLS.

For the agent who has a long-term community that they regularly farm, there is also a future events tool to keep on top of that community s homeowners life events. The user selects a geographical area by radius, location, or drawing an outline on the map, and then saves a homeowner record search. Going forward, any time one of these key life events happens within that user s defined boundaries, an email is sent from the system to the user, identifying a new prospect as a likely home seller.

There is also an interesting Tract Utility which reports turnover rates in certain locations. An agent could find that homes turn over at twice the rate in a neighboring area as they do in his/her local community and find that farming the new area is more profitable.

Real estate agents aren t easily impressed with new tools, as they get new pitches every week. The best product pitch to an agent will:

  • Reduce the amount of time needed to get a task done
  • Reduce the cost of necessary tasks
  • Generate more leads at a reasonable ROI

Rebogateway does an excellent job of taking extensive research time and costs off of real estate agents plates, and allowing them to focus on marketing to qualified leads that are more likely to result in listings.

Do You Need Bond Protection?

What is a bond?

In simple terms, a bond is an instrument that compels payment of a specific sum of money. A bond imposes an obligation upon an individual to pay a specific sum of money to another person on a fixed date.

Bail Bonds

The term “bail bond” is often seen used. What are bonds in the context of bail law? Bail is the surety/ money a defendant or pays in order to ensure the appearance of the defendant in the court on a later day. A bail bond compels payment of bail amount. In order to help defendants who cannot afford to pay the bail amount, there are entities such as bail bonding agents and bail bond companies. A bail bonding company acts as a surety for the appearance of defendants and issues bail bonds. On the assurance of a bail bond company, a court will allow the defendants to go free. In return, bail bond companies charge a percentage of the amount of the bond and also require the defendant to furnish collateral security. The company issuing the bail bond surety has to pay the bond as a penalty if the defendant fails to appear on the specified date in the court. If the bail bond agent believes that the defendant s/he bailed out is about to flee, s/he can cancel the bond performance and arrest that defendant. Bail bond agents are licensed and bonded by state law.

Surety Bonds

There are several types of bonds where each bond is different and has a specific purpose. In the context of bails and bonds, a surety bond is a type of security bond given for the amount of the bail and guarantees an accused person’s return to court. In finance, a surety bond is a bond in which one party promises to pay a specified sum to the other party if a third party fails to meet some obligation. In either case, a notice of bond should be filed before making claim on a surety bond.

Surety bonds may be of different types depending upon their field of use. A surety bond issued by an insurance company in order to assure completion of a venture by a contractor is called a performance bond. Another type of surety bond is a construction bond. It is issued by investors to protect themselves against any failure in completion of construction by builders. A payment bond is a surety bond issued by a contractor to guarantee payment to sub- contractors.

Other Bonds

There are also other forms of bonds like bid bonds, fidelity bonds, and license bonds. A bid bond is issued for the purpose of providing an assurance to a project owner to the effect that the bidder will undertake the job. Fidelity bonds are insurance bonds that protect policy holders from losses. A license bond is a mandatory bond for securing a license to pursue some business or profession.

An appeal bond is a bond given when a judgment is appealed. It is given as an assurance of payment of the original judgment amount. An appeal bond is given at the time of filing a notice of appeal or after obtaining the appeal order. Another type of bond filed at the time of appeal is the supersedeas bond. It is filed by an appellant to delay payment awarded in the original judgment pending the appeal.

It is generally held within 48 hours of the arrest. The constitution of the United States provides the limits of bond amounts to be charged for a particular crime. Question: What happens if the defendant released on bail fails to appear on the specified date? Answer: When the defendant released on bail misses a court appearance on the specified date, the court will schedule a forfeiture hearing and the date will be given by a notice to the defendant, bail bonding agents, the bail bonding company and other parties involved. If the defendant fails to appear before the forfeiture hearing the bond performance will be canceled and bond will be forfeited.

What does bail bond exoneration mean?

Bail bond exoneration is a legal process in which the liability for the amount of bond is discharged. A bail bond is exonerated if the defendant appears in the court at the specified dates. It is done after the adjudication. When a bail bond is exonerated, the bail bond company will not have any future financial obligation in relation to the defendant’s case.

What are surety bonds and what are the different types?

Surety bonds are instruments in which one person agrees to pay a certain amount of money to another person, if the other person’s debtor fails to pay the amount. A surety bail bond is a bond given for the bail amount to assure return of the accused person to court. There are various forms of bonds which vary in their purpose and nature.

Performance bond – Performance bond is a type of surety bond issued by an insurance company. It is issued as a security to ensure the completion of a project by a contractor.

Construction bond – Construction bond is a type of bond issued by investors. Such bonds are issued to protect investors from the loss caused to them by uncompleted projects by builders.

Payment bond – Payment bonds are security bonds issued by contractors. Such bonds are issued to ensure payment to sub contractors.

Bid bond – A bid bond is a type of bond that ensure the project owner that the bidder will undertake the project.

Fidelity bonds – Fidelity bonds are bonds issued by insurance companies to protect their policy holders from losses.

License bond – License bonds are bonds prescribed by statutes to pursue a business or a profession. Such bonds are mandatory to secure a license in order to engage in certain businesses or professions.

Appeal bond – Appeal bonds are given as a guarantee for the payment of an original judgment amount. It is also known as a supersedeas bond.

If you’ve heard the rumors about Amazon’s new travel site. you’re not alone. Buzz is big surrounding the e-commerce company’s aggressive appeals to hotels across the nation. But Amazon’s plan isn’t to compete with TripAdvisor or Expedia. Instead, the changes are a part of a massive build-out of the burgeoning Amazon Local .

Whispers about Amazon Travel arose when the group began to more forcefully approach hotels for exclusive offers and partnerships. While this is true, the end-goal is not an Amazon-powered hotel booking site.

“We’re not launching a travel site ,” said representative Tom Cook.  ”All the work that’s being done [is with] Amazon Local. We’re continuing to curate…great hotel deals and pricing.”

You’re not alone if you’re unfamiliar with Amazon Local. The marketplace has been quietly building its arsenal of services and Groupon-like deals for those interested in tapping into their neighborhood markets. Just the other day, Amazon Local launched a food delivery operation with the potential to rival Seamless and GrubHub: hundreds of restaurants are already onboard.

The travel component of Amazon Local is simply a microcosm of the project at large.

“The focus for the travel section…is to [provide] more getaway hotel locations [around] the major metros.” Cook explained further.

Great hotel deals—some just a three-hour drive from cities including Seattle, New York, and Los Angeles—are being offered for those seeking an easy, quick getaway.

By offering daily deals and discounted rates, Amazon Local is encouraging people to explore top finds in and around their home cities. New Yorkers, for example, can take advantage of The Pitcher Inn. a Relais Chateaux property near Sugarbush we love, with enormous savings through Amazon Local.

9/18/15 – Received Biometrics appointment notification by mail. Date 9/28

9/21/15 – Completed Biometrics Walk In appointment at the Jamaica, Queens Application Support Center. Came at 1:30pm and the place was pretty empty. Security guard was firm but didn t give us any real problem. He had to check with his supervisor to let us go.

For a month we received no news and no updates. We called USCIS and they said that was completely normal not to have any updates in this period and for us to expect the EAD w/i 75 days of our priority date.

10/30/2015 – EAD/ Advanced Parole approved!

11/4/2015 Online update EAD mailed

11/7/2015 – Received EAD in the mail

11/9/2015 – Brought EAD card and Passport to Social Security office in Mineola, NY to apply for SS card Free

11/18/2015 – Received Social Security Card in the mail

11/19/2015 – Took EAD card, Social Security Card, Passport and Bank Cards to DMV to apply for learner s permit. Approved.

Big things we worried about and what we did.

My husband came to the US on a B1/2 visa and he overstayed by 10 years. During that time he did work without authorization, got a Tax Identification number and filed taxes 2 of those years, and actually received a return. haha. On the forms we were truthful and did admit that he worked and did put down where he worked. So far so good and we haven t had any problems. We havent had our interview yet.

o Attach copy of petitioner s passport me, the wife

o Attach copy of marriage certificate

o Attach 1 passport photo of beneficiary and 1 passport photo of petitioner, write the name in PENCIL on back of photos and place each in a separate sandwich bag. I wrote in black marker the name of the person and what form picture belonged to on the sandwich bag.

o Attach Form G325A for Beneficiary and Form G325A for Petitioner. G325A.A.A.A.A. make sure it ends in A :

o Submit proof of bona fide marriage

We submitted APARTMENT LEASE and I made sure my landlord added my husband to the lease although she was only given financial information about myself. Be firm and just tell them its important. you don t have to explain yourself. Most will comply.

– Photocopy of health insurance card which had my husbands name on it.

-Photocopy of credit cards that had my husbands name on it. Discovercard and JCpenney will send you a second card if you add them as an authorized user. So on the same paper we copied my husbands card and my card which had the same number on it.

– Photocopy of joint bank statement which showed both of our names and address. Wells Fargo will open a bank account for someone without a SSN. I made sure to make deposits in his account from my bank account and pay some of our bills from his account to show a paper trail.

– Photocopy of about 30 pictures of us together in different situations wedding, pictures of him and my mom, pictures of us doing a backyard project, pictures of him and my best friend. if you don t have a lot of pictures just start taking pictures randomly together and write a short blurb describing the pictures.

– Place all supporting documents in a manilla envelope and label Proof of Bona Fide Marriage. Put in i-130 folder

FOLDER 2

Form I-864 – Affidavit of support under section 213A – Make sure to include a photocopy of your ENTIRE tax return for most recent two years INCLUDING all of your W-2 or 1090 s. Since my salary changed drastically from last year to the current year I also included copies of my last 6 months pay stubs.

FOLDER 3

Form I-485 – Adjustment of Status

o Medical examination report must be included in i-485

o Attach copy of birth certificate

o 2 passport size photos of the beneficiary. Follow the same instructions for the previous photos.

o Attach a copy of i-94, passport with all biographical data pages and visa pages copied.

Attach copy of marriage certificate which is the basis of the i-485

Form G-1145 e-Notification of Application/Petition Acceptance. Put this form as the first page in the i-485 folder.

Form I-765 Application for Employment Authorization no additional fee if filed together

Include 2 passport style photos of the Beneficiary. label and place in baggy as before

Form I-693 Report of Medical Examination and Vaccination Record separate fee paid to the civil surgeon. We paid around $130

For the medical examination. Look up all the age appropriate vaccinations that you will need. And then go to a free clinic or community sponsored clinic if you don t have insurance and get all those vaccinations or ask for a TITERS test which will prove that you already received those vaccinations and are immune. If your childhood copy is available bring it. Ask for a printed copy of the lab reports and vaccination record of all vaccinations you get. A copy of the report should be free or minimal cost. Dont say that you need the vaccinations for immigration purposes because insurance and free clinics are not allowed to provide that service just for immigration. Bring all of these records to your medical examination appointment because if you do not have these records they WILL CHARGE YOU EXTRA to do these test. A LOT EXTRA. I recommend starting the vaccination record process about 3 months before you plan to file.

BREAKING DOWN ‘Real Estate Investment Trust – REIT’

REITs, an investment vehicle for real estate that is comparable to a mutual fund. allowing both small and large investors to acquire ownership in real estate ventures, own and in some cases operate commercial properties such as apartment complexes, hospitals, office buildings, timber land, warehouses, hotels and shopping malls.

All REITs must have at least 100 shareholders, no five of whom can hold more than 50% of shares between them. At least 75% of a REIT’s assets must be invested in real estate, cash or U.S. Treasurys; 75% of gross income must be derived from real estate.

REITs are required by law to maintain dividend payout ratios of at least 90%, making them a favorite for income-seeking investors. REITs can deduct these dividends and avoid most or all tax liabilities, though investors still pay income tax on the payouts they receive. Many REITs have dividend reinvestment plans (DRIPs​). allowing returns to compound over time.

REIT History

REITs have existed for more than 50 years in the U.S. Congress granted legal authority to form REITs in 1960 as an amendment to the Cigar Excise Tax Extension of 1960. That year The National Association of Real Estate Investment Funds, a professional group for the promotion of REITs is founded. The following year it changed its name to the National Association of Real Estate Investment Trusts (NAREIT) .

In 1965 the first REIT, Continental Mortgage Investors, is listed on the New York Stock Exchange (NYSE). By the late 1960s, major investors, including George Soros. become interested in research on the value of REITs. Mortgage based REITs account for much of the growth of REITs in the early 1970s, and they fuel a housing boom. The boom busts after the oil shocks of 1973 and the recession that follows.

In 1969 the first European REIT legislation (the Fiscal Investment Institution Regime [fiscale beleggingsinstelling. FBI]) is passed in The Netherlands.

International REITs

​Since their development in Europe, REITs have become available in many countries outside the United States on every continent on Earth.

The first listed property trusts launch in Australia in 1971.

Canadian REITs debut in 1993, but they don’t become popular investment vehicles until the beginning of the 21st century.

REITs began to spread across Asia with the launch of Japanese REITs in 2001.

REITs in Europe were buoyed by legislation in France (2003), Germany (2007) and the U.K. (2007). In total, about 40 countries now have REIT legislation.

3 Main Kinds of REITs in the U.S.

1. Equity REITs invest in and own properties, that is, they are responsible for the equity or value of their real estate assets. Their revenues come principally from leasing space—such as in an office building—to tenants. They then distribute the rents they’ve received as dividends to shareholders. Equity REITs may sell property holdings, in which case this capital appreciation is reflected in dividends. Timber REITs will include capital appreciation from timber sales in their dividends. Equity REITs account for the vast majority of REITs.

2. Mortgage REITs invest in and own property mortgages. These REITs loan money for mortgages to real estate owners, or purchase existing mortgages or mortgage-backed securities. Their earnings are generated primarily by the net interest margin. the spread between the interest they earn on mortgage loans and the cost of funding these loans. This model makes them potentially sensitive to interest rate increases. In general, mortgage REITs are less highly leveraged than other commercial mortgage lenders, using a relatively higher ratio of equity to debt to fund themselves.

3. Hybrid REITs invest in both properties and mortgages.

Individuals can invest in REITs either by purchasing their shares directly on an open exchange or by investing in a mutual fund that specializes in public real estate. Some REITs are SEC -registered and public, but not listed on an exchange; others are private.

Some REITs will invest specifically in one area of real estate—shopping malls, for example—or in one specific region, state or country. Others are more diversified. There are several REIT ETFs available, most of which have fairly low expense ratios. The ETF format can help investors avoid over-dependence on one company, geographical area or industry.

REITs provide a liquid and non-capital intensive way to invest in real estate. Many have dividend yields in excess of 10%. REITs are also largely uncorrelated with stocks and bonds, meaning they provide a measure of diversification .

US Airlines tickets: Real deal or scam?

People all across the country are getting the letter. It says, “You have qualified for an award of two roundtrip airline tickets.”

Carol Byers of Manheim Township got one. She reads, “The retail value of this award is up to $1,198.”

The envelope seemed to be handwritten and the letterhead has the name of an airline that doesn’t even exist.

“But then as I looked at it, there’s no such thing as US Airlines; it’s US Airways,” said Byers.

In the last week, dozens of viewers have contacted News 8 to explain the letter, asking if it’s a scam.

No one had actually called the number on the letter, so News 8’s Brian Roche did. He spoke to a woman named Dusty who would only tell me she worked for a marketing firm in Arizona.

“Dusty, just let me clarify–these are two free airline tickets?” asked Brian Roche.

She told him the tickets were not free, they were complimentary, as long as he went to a presentation for a travel agency. Roche then asked Dusty, “So the bottom line is that this doesn’t cost me anything to go to this?”

Dusty made an appointment for Roche to attend the presentation at 52 Grumbacher Road in York.

So News 8 went to the address and found an empty parking lot and an unmarked building. But inside, there is evidence that it is where you go for the travel deals.

Before this recent wave of letters, local consumers were receiving travel check vouchers also with the name of the fictitious US Airlines.

News 8 learned that anyone responding to this would get the same sales pitch to attend a presentation at the address in York.

One viewer who did attend told News 8 that she and her husband were asked to join a travel club and pay more than $11,000. As they tried to leave, the price dropped below $1,500.

While it may be easy to call this a scam, News 8 is going to stop just short of that. What it really seems to be is a promotional campaign designed to get people to join a travel club. No one who has contacted News 8 has reported spending or losing any money after getting one of the letters or travel vouchers.

You have the option of working full time and earning your master s in a year, but the program is flexible enough that you can work at your own pace. Classes in business administration, business law and finance are helpful, as are sales and marketing experience, strong communication skills, and even clerical abilities.

Deep into the digital age, real estate agents must also be tech savvy, knowing how to market properties on the Internet.

New real estate agents should be aware of two things: competition from established agents and the impact of the Web. While many buyers and sellers now turn to sites such as Craigslist, there are still opportunities in real estate. In fact, the number of real estate jobs is expected to grow faster than average through 2018.

The average annual earnings, including commissions, for real estate sales agents in 2008 were approximately $40,000; ranging from approximately $27,400 to about $64,800. Real estate brokers (those who are licensed to own their real estate businesses) tend to earn more with an average of $57,500.

4. ENTRY/EXIT REQUIREMENTS

It is the sole prerogative of each country or region to determine who is allowed to enter. All countries or regions have special requirements for persons intending to reside for extended periods (usually more than 90 days) or who plan to work, study, or engage in non-tourist activities. To obtain information on specific entry requirements, contact the nearest diplomatic or consular office of the destination(s) to be visited. Violations of entry and exit requirements may result in serious penalties.

The following information on entry and exit requirements has been obtained from the Mexican authorities. However, these requirements are subject to change at any time. It is the traveller’s responsibility to check with the Embassy of the United Mexican States or its consulates for up-to-date information.

Canadian citizens, including those with dual citizenship, are required to present a valid passport in order to enter and exit Mexico. Canadians without a valid passport will be refused entry and returned to Canada.

Canadians with a criminal record might be refused entry and returned to Canada on the next available flight. Canadians in this situation should contact the Embassy of Mexico in Ottawa prior to making travel arrangements.

Permanent residents and landed immigrants of Canada should check for specific entry requirements with Mexico’s immigration authorities (Instituto Nacional de Migración, or INAMI).

Persons seeking to enter Mexico for purposes other than tourism are required to have a proper visa. Foreigners involved in unauthorized activities will be expelled. Special and diplomatic passport holders require a visa to visit Mexico. Consult the Embassy of Mexico in Canada or its consulates for more information.

Kyoto Chosen as No. 1 Destination by U. S. Travel Magazine

Japan s ancient capital Kyoto proved popular in another poll of the world s cities, topping a list of the world s best destinations in a survey of readers in Travel + Leisure magazine.

Kyoto jumped four places from last year, unseating Bangkok from the top spot in the magazine s 2014 World’s Best Awards list. The result followed the Kyoto s recent top 10 ranking in a list of the most livable cities .

Travel + Leisure noted that the attraction of Japan s ancient capital went beyond its cherry blossoms, temples and gardens.

One can also find “reimagined ryokan (Japanese-style hotels) and an emerging style scene that is cutting edge,” said a magazine correspondent in a video clip posted on the magazine s website.

The survey gave scores to each city based on votes received from readers. Poll participants were asked to judge destinations on a variety of factors including culture, arts, food and value for money.

Respondents were screened to remove travel-industry professionals from the vote, according to the magazine s website.

Tokyo didn’t make the top 10, but was ranked fourth among Asian cities behind Kyoto, Siem Reap in Cambodia and Bangkok.

“I am deeply moved and happy” that Kyoto was picked as the best destination in the world, Kyoto Mayor Daisaku Kadokawa said in a statement. The mayor said the outcome was a result of coordination between the public and the corporate sector to improve the city’s appeal for tourists.

“We hope to continue offering visitors the experience of Kyoto’s unique culture, arts, sights and hospitality,” Mr. Kadokawa said.

The ancient capital ranked No. 9 in a list of the World’s Most Livable Cities compiled by London-based magazine Monocle last month.

Hey guys. My husband and I are half way there. We recently got his EAD and SS card so I figured I would share our experiences thus far. Please ask us any questions you want because reading this site was a HUGE help for us.

8/29/2015 – Mailed our AOS Packet to the Chicago Lockbox for packages requiring a signature

8/31/2015 – USPS tracking confirmed Delivery in hindsight I wouldn t of paid extra for faster mailing

9/8/2015 – Email confirmation of package receipt

9/14/15 – Received paper receipts by mail. Priority date Sept. 1st.

9/18/15 – Received Biometrics appointment notification by mail. Date 9/28

9/21/15 – Completed Biometrics Walk In appointment at the Jamaica, Queens Application Support Center. Came at 1:30pm and the place was pretty empty. Security guard was firm but didn t give us any real problem. He had to check with his supervisor to let us go.

For a month we received no news and no updates. We called USCIS and they said that was completely normal not to have any updates in this period and for us to expect the EAD w/i 75 days of our priority date.

10/30/2015 – EAD/ Advanced Parole approved!

11/4/2015 Online update EAD mailed

11/7/2015 – Received EAD in the mail

11/9/2015 – Brought EAD card and Passport to Social Security office in Mineola, NY to apply for SS card Free

11/18/2015 – Received Social Security Card in the mail

11/19/2015 – Took EAD card, Social Security Card, Passport and Bank Cards to DMV to apply for learner s permit. Approved.

Big things we worried about and what we did.

My husband came to the US on a B1/2 visa and he overstayed by 10 years. During that time he did work without authorization, got a Tax Identification number and filed taxes 2 of those years, and actually received a return. haha. On the forms we were truthful and did admit that he worked and did put down where he worked. So far so good and we haven t had any problems. We havent had our interview yet.

FOLDER 1- LABEL I-130 AND WRITE NAMES ON IT

Form I-130 – Petition for Alien Relative

o Attach copy of petitioner s passport me, the wife

o Attach copy of marriage certificate

o Attach 1 passport photo of beneficiary and 1 passport photo of petitioner, write the name in PENCIL on back of photos and place each in a separate sandwich bag. I wrote in black marker the name of the person and what form picture belonged to on the sandwich bag.

o Attach Form G325A for Beneficiary and Form G325A for Petitioner. G325A.A.A.A.A. make sure it ends in A :

o Submit proof of bona fide marriage

We submitted APARTMENT LEASE and I made sure my landlord added my husband to the lease although she was only given financial information about myself. Be firm and just tell them its important. you don t have to explain yourself. Most will comply.

– Photocopy of health insurance card which had my husbands name on it.

-Photocopy of credit cards that had my husbands name on it. Discovercard and JCpenney will send you a second card if you add them as an authorized user. So on the same paper we copied my husbands card and my card which had the same number on it.

– Photocopy of joint bank statement which showed both of our names and address. Wells Fargo will open a bank account for someone without a SSN. I made sure to make deposits in his account from my bank account and pay some of our bills from his account to show a paper trail.

– Photocopy of about 30 pictures of us together in different situations wedding, pictures of him and my mom, pictures of us doing a backyard project, pictures of him and my best friend. if you don t have a lot of pictures just start taking pictures randomly together and write a short blurb describing the pictures.

– Place all supporting documents in a manilla envelope and label Proof of Bona Fide Marriage. Put in i-130 folder

FOLDER 2

Form I-864 – Affidavit of support under section 213A – Make sure to include a photocopy of your ENTIRE tax return for most recent two years INCLUDING all of your W-2 or 1090 s. Since my salary changed drastically from last year to the current year I also included copies of my last 6 months pay stubs.

FOLDER 3

Form I-485 – Adjustment of Status

o Medical examination report must be included in i-485

o Attach copy of birth certificate

o 2 passport size photos of the beneficiary. Follow the same instructions for the previous photos.

o Attach a copy of i-94, passport with all biographical data pages and visa pages copied.

Attach copy of marriage certificate which is the basis of the i-485

Form G-1145 e-Notification of Application/Petition Acceptance. Put this form as the first page in the i-485 folder.

Form I-765 Application for Employment Authorization no additional fee if filed together

Form – 131 Advanced Parole

Include 2 passport style photos of the Beneficiary. label and place in baggy as before

Form I-693 Report of Medical Examination and Vaccination Record separate fee paid to the civil surgeon. We paid around $130

For the medical examination. Look up all the age appropriate vaccinations that you will need. And then go to a free clinic or community sponsored clinic if you don t have insurance and get all those vaccinations or ask for a TITERS test which will prove that you already received those vaccinations and are immune. If your childhood copy is available bring it. Ask for a printed copy of the lab reports and vaccination record of all vaccinations you get. A copy of the report should be free or minimal cost. Dont say that you need the vaccinations for immigration purposes because insurance and free clinics are not allowed to provide that service just for immigration. Bring all of these records to your medical examination appointment because if you do not have these records they WILL CHARGE YOU EXTRA to do these test. A LOT EXTRA. I recommend starting the vaccination record process about 3 months before you plan to file.

The Real Scoop on Pet Air Travel in 2015 #travel #life

Since 2005, the airlines have been required to report monthly on incidents involving pets while under their care for travel. Incidents include injury, loss, and deaths of animals. According to this data there were 29 deaths of animals and 26 injuries to animals while flying in 2012. However, with well over 500,000 dogs traveling per year by air, these numbers do not seem significantly higher than the general death rate in the animal population. If you do need to take your pet on a commercial airliner, there are some tips that may help. Airports have recently been required to provide pet relief areas for service dogs as part of the Americans with Disabilities Act (ADA). They allow pet dogs to use these areas as well. Some airports, such as Atlanta, Reno and JFK’s American Airlines terminal have full scale dog parks at the airport. Other airports have a small dirt area. A few airports such as Seattle and Salt Lake City have a dog relief area after passing through security. Most airports would require that you be outside security to access the pet relief area. If your dog has to go in the cargo hold, it may be helpful that they are not alone on the flight. Dogs, being pack animals, feel comfort in having others with them. If you have more than one dog traveling, that would give comfort to each. In addition, some airlines carry many more dogs than others. In the United States, it appears that United, American, Delta and Alaska Airlines carry the most dogs. So on these airlines you are more likely to have other dogs on the flight and have people skilled in handling the dogs. There is much debate on whether tranquilizing dogs helps or hurts, so you and your vet will need to make that decision. It is important to note that in the U.S. service dogs or guide dogs are normally allowed to travel with their owner in the cabin, regardless of the size or breed of dog. Canines traveling for search and rescue operations or law enforcement are also usually allowed in the cabin but policies vary with each airline company. Dogs used for these purposes must be accompanied by their owner and usually do not need to be in a kennel, but must be harnessed (and sometimes muzzled). This is not necessarily the policy for International flights. One thing that has become much easier in the last ten years is the ability to take your dog between countries. It used to be that many places, notably the United Kingdom, Hawaii and Australia required lengthy quarantines to bring your dog in due to fear of rabies. While Australia does still require quarantine, most other countries, including the United Kingdom and Hawaii no longer require quarantine if the proper steps are taken. General requirements are micro chipping, up to date rabies shots, and maybe a rabies blood test, but this requirement is becoming rarer. And quite a bit of paperwork. But once you’ve set up your dog for International travel, then you can travel with your dog to much of the world. If you are planning to take your dog overseas, it is important to plan early, make sure your pet’s microchip is in before their rabies shot and that the vet records the microchip number with all of their rabies shots. Are there other options available to dog owners? Well, yes and no. One alternative can be expensive and one involves a longer travel time. First, lets start with the most ideal, but also the more expensive option. Some airline charter companies allow your dog of any size or breed to travel in the cabin with you. They just require that your dog be restrained by a leash or car seat harness during take off and landing. Other than that, dogs are allowed to ride in the cabin with you, right next to you. The majority of chartered planes are typically smaller planes like prop planes or Lear jets. So why isn’t everyone flying with their pooch this way? The issue is cost. Who would pay for this? One operator says “Wealthy, VIP’s and corporate execs” pay for charters. The cost can be thousands of dollars. A flight from San Francisco, California to Phoenix, Arizona for four people and two dogs could be $6-8 thousand one way. A flight from Nashville, Tennessee to Miami, Florida could be $8-10 thousand one way. However, if you have a flexible schedule and can give advanced notice or be scheduled on an empty leg flight, prices could be cut in half. Some air charter brokers are Magellan Jets. Eljet and Air Charter Network.

The other alternative is to drive or have your pooch driven. Driving does take much longer than flying, especially across country. While your pooch can easily go with you, driving long distances are out of the question for some people that do not want to spend days on the road. So instead of driving your pooch yourself, have someone else drive him or her. There is a number of companies that will transport your pet across the country and other companies that will transport your car with your pets. The dogs will be in kennels and away from you for quite some time. Dog owners are not allowed on the shuttles, but you can fly and they will drive your pooch for you. And of course, they will make the appropriate potty and exercise breaks along the way, give your dog food, water, and even treats and toys. Each animal is in his or her own individual carrier or cage while on the road. Every shuttle bus has two or three drivers on board and they drive 24 hours per day, with the exception of pit stops of course. The rates are pretty affordable and can offer a reasonable alternative when you need to transport your pooch within the continental United States.

If you are heading between the United States and England then there is one other option to commercial airlines or charters. The fabulous Queen Mary II Cruise Ship makes the crossing a number of times a year between New York and Southampton. While dogs are not allowed in the cabins on the ship, there is a kennel onboard. You may visit the dog there, walk the dog, and spend some time with the dog each day. The crossing usually takes about 5 – 6 days each way.

Our hope is that, one day, dogs of all sizes and breeds will be welcome in the cabin next to us on all commercial airliners. We would like to see a policy on airlines where you can at least buy the entire row of three seats for you and your dog if necessary so no one else would need to sit next to your dog. Maybe airlines could require that people with pets that don’t fit in kennels under the seats carry muzzles in case it proves necessary for any reason such as excessive barking or aggression. Most people who travel with pets would much rather have the pets with them in the cabin. Flying is often stressful enough without the additional worries about your pet being unattended. Dogs are allowed on trains in Europe and they co-exist with the other passengers. Why not on airplanes as well?
